Thermal imaging roof survey in California, Buckinghamshire
We carry out thermal roof surveys in California and the rest of Buckinghamshire. Surveys run on any day of the week.

How a thermal roof survey works in California
A thermal camera can help when the cause of damp isn’t obvious. Leaks frequently run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so the findings don’t rely on the camera alone. Common reasons to book are thin or uneven insulation in the roof and water getting in at parapets and stacks, across loft conversions, pitched roof slopes and insulated roof spaces.
Around California, lots of roofs are low enough to see partly from the garden or the street. The parts you cannot see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day, as calm, dry conditions suit both. Even so, a close-up image frequently shows wear on ridges and flashings that a view from the ground misses.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Drones, thermal imaging and California roofs
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.
If your house is among the older ones in the streets near Church of St Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps. Shop and office owners around Friars Square may find that large commercial roofs are frequently easiest to see by drone or thermal camera.

Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
The survey, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. Some parts of a survey depend on the weather, so a visit to California is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
How to prepare
- Check we can get to the back of the property
- Have any paperwork from past roof work to hand
- Agree roof access with the managing agent if it’s shared
How to book

Related advice
How the survey changes by roof type
GRP fibreglass roofs
GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.
Felt and asphalt flat roofs
Water under felt or asphalt can stay hidden for years. The camera can give clues to where it’s sitting, given suitable conditions on the day.
Why get it checked now?
For buyers, a thermal survey adds detail that a visual inspection can’t give. Finding hidden moisture before exchange gives you facts to raise with the seller. Blocked gutters on homes around California overflow and soak walls, especially where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Questions from California
Do you carry out roof surveys in California?
We do. The survey and report are the same in California as anywhere else.
How do I find out if my home in California is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you use drones?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
Can you use a thermal camera on a sloping roof?
It can show heat loss and some damp, but it has more limits there. We explain what the images can and can’t tell you, and we check them with a visual inspection and moisture readings.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
When to book a survey in California
Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. Temperature patterns can help narrow down where to look.
Signs worth acting on include:
- Cold spots on ceilings under the roof
- Damp around roof outlets and upstands
- Damp around chimneys and parapets
- Areas of a flat roof that may hold water
For site and facilities teams at buildings like Oak Green School, thermal images can show where wet insulation sits under a big flat roof.
Choosing a roof surveyor
- Which viewpoints they use to see the roof
- Whether you get a written report with photos
- Whether VAT is in the quoted price
- How long the report takes to arrive
Practical tips
Over many surveys, some simple habits stand out:
- Do not switch the heating off ahead of the visit
- Ask us about the forecast if rain is expected
- File the images with your roof records
- Check from ground level or a window, never by climbing
If the images suggest moisture that can’t be confirmed, we will say what would help next, for example electronic leak detection or a roofer opening up a small section.
Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.
