Roof survey in California

Our roof surveys cover California and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. To arrange a survey, call 07833 053749 or send us an email. We survey clay and concrete tiles, lead flashings and ridges, hips and valleys, and the problems we’re asked to look at most are valley linings that have cracked or split and loose chimney pots.

In a smaller place like California, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

How it works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about 1–2 hours for most homes, depending on how many separate roofs there are. Being in a smaller place like California doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Getting ready for the survey

  • Leave side gates unlocked
  • Let us know about parking near the property
  • Leave a clear route to the loft

Getting a price

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

Honest limits

In fairness, there are limits to any roof survey:

  • A structural engineer’s report
  • Walls, floors and services below the roof
  • An exact number of years the roof has left

If in doubt, call 07833 053749 or send us an email and we will recommend the right survey before you book. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Ridges, hips and valleys
  • Lead flashings
  • Natural slate
  • Flat roofs
  • The roof space
  • Clay and concrete tiles

What a roof survey looks like in California

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like Oak Green School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Shop and office owners around Friars Square may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

California is about 1 mile south of Aylesbury, in Buckinghamshire. Wherever you are in California, we can come and survey your property, on a weekday, Saturday or Sunday. We cover towns and villages across Buckinghamshire, large and small. Milton Keynes is in our area too.

We work across HP21, HP20 and HP19 for roof surveys and the streets around it. We offer roof surveys to properties on Lee Road, Penn Road and Eaton Road. You’ll find California on the A41 and A418, so it is easy for us to get to. We also cover the places around California: Aylesbury (1 mile north), Walton (1 mile east), Queens Park (1 mile east), Southcourt (1 mile south) and New Zealand (1 mile north). We also work in nearby towns like High Wycombe (13 miles south), Chesham (11 miles south-east), Buckingham (15 miles north-west), Amersham (13 miles south-east), Princes Risborough (6 miles south) and Haddenham (6 miles south-west).

Around California

Around California, our work takes us to homes and buildings near Pebble Brook School, Buckinghamshire UTC and King's Head Inn, among other places. There is a railway station in California itself: Aylesbury station. Other landmarks nearby include Friars Square (less than half a mile north-east) and Dinton Castle (3.4 miles west). The countryside around California includes Beacon Hill.

What we’re asked to look at in California

Slates and tiles frequently outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.

It’s worth booking a survey if you’ve seen:

  • Leaking gutter joints and downpipes
  • Cracked mortar along the ridge
  • Lifted, split or missing lead flashings
  • Loose chimney pots

If yours is one of the older homes in the streets near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • What exactly goes into their report
  • What’s outside the scope of the survey
  • Their drone registration, if they fly one
  • How soon the report will arrive

What a good roof survey covers

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What a survey costs

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can safely be seen

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Dates you’re working to, such as exchange
  • What made you get in touch
  • The address and postcode of the property
  • The style of property, from a terrace to a block

Your questions about roof surveys in California

Do you survey roofs for landlords with property near Aylesbury station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.

Will you come out to California?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

What does a roof survey cost?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

What if it rains on the day?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

How do I arrange a roof survey in California?

The quickest way is to phone 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we’ll recommend the right survey. Surveys run on weekdays and at weekends.

Landlords, agents and block managers in California

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.
