New roof snagging in California, Buckinghamshire
Wondering about the new roof at a property in California? We carry out new roof snagging in California and across Buckinghamshire, with plain-English findings.
- Signs of condensation in the roof space
- Flashings not properly dressed or fixed
- Cracked or slipped new tiles or slates
What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Legal advice on your contract
- Nails and clips under the slates or tiles
- A promise that the roof won’t leak
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

New roof snagging for homes and businesses in California
Snagging means finding the small faults and loose ends left at the end of a job. Roof snags often show at ridges, verges, valleys and flashings where the work is most fiddly. We check everything we can see safely and record what we find. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. We survey new flat roofs, loft conversions and dormers and flashings and valleys, and the problems we are asked to look at most are loose flashings at walls or chimneys and poorly finished verges.
In a smaller place like California, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs frequently have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Do you need new roof snagging in California?
Ventilation is sometimes missed or blocked during re-roofing. Without enough airflow, condensation can build up in the roof space.
A survey can pick up problems like:
- Underlay at the eaves left exposed
- Loose flashings at walls or chimneys
- Verge tiles or slates not secured
- Cracked or slipped new tiles or slates
If you live in an older home near Church of St Mary, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Choosing a roof surveyor
- What follow-up you get after the report
- Will they check the loft as well as the outside?
- What’s outside the scope of the survey
- How soon the report will arrive
What happens on the day
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours for most homes, depending on how much new work there is to check. In a smaller place like California, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

For landlords and managing agents
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.
If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which helps when tenants work during the week.
Different roofs, different checks
Flashings
Poorly finished flashings often show up on new roofs. They’re recorded with photos.
Valleys
A valley takes water from two slopes, so the detailing matters. The lining and the cut coverings along it are checked.

Local roofs and buyers in California
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

California: your questions answered
Does a conservation area affect roof work in California?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover California?
We do. The survey and report are the same in California as anywhere else.
How do I arrange new roof snagging in California?
To arrange a survey, ring 07833 053749 or email us and let us know the address and what you want to find out. We’ll confirm the price and find a day that suits.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Do you look in the loft space?
If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
How experienced are you?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
