What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Hidden sides of a shared stack
  • What’s inside the brickwork or behind render, without opening up
  • Whether a stack needs rebuilding on structural grounds

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

Chimney survey in California

If a chimney looks out of line, it’s worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. We survey chimney breasts, shared and party-wall stacks and brick chimney stacks, and people most frequently book us about disused chimneys trapping moisture and signs that a stack is leaning.

Houses in smaller places like California can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Where we can’t see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How we price chimney surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey
  • The number of roofs, including extensions and garages
  • Whether thermal imaging or a drone is needed

To find out what your survey will cost, ring 07833 053749 or use the contact form with the address and some details. The price is agreed before a date is set.

What we need to know

A little information up front helps. Please include:

  • Where water is showing inside, if it is
  • Whether there is a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • Pictures from the garden or a window, if you have them

Booking is simple: just ring 07833 053749 or send us an email and give us some details about the property and we’ll explain which survey suits. The price is agreed up front.

California questions

Is my home in California listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is California within the area you cover?

Yes. California is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put by urgency where it matters.

Will I get photos?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

Do you inspect shared chimneys?

Yes. We inspect what can safely be seen and what you give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

Will you go up on the roof?

Only where it’s safe to do so. We check everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Which parts of the chimney do you look at?

The whole stack, as far as it can safely be seen: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

How the survey works

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, most surveys take between one and two hours for most homes, a little longer where there are several stacks. Some parts of a survey depend on the weather, so a visit to California is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • Note where any stains or damp appear
  • Have any paperwork from past roof work to hand
  • Buyers: confirm access with the estate agent or seller

Why it’s worth a survey now in California

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. On a bungalow or cottage around California, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Why us?

  • Thermal imaging and drone inspection where they help
  • Over 5,000 surveys carried out
  • Packages from £150, including VAT
  • Independent findings on the roof’s condition

Common roof problems in California

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

A survey makes sense if you’ve noticed:

  • Eroded joints in the brickwork
  • Lifted or split lead flashings
  • Cracked or missing flaunching
  • Bricks with flaking faces

If your house is among the older ones in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions to ask before you book

  • What follow-up you get after the report
  • Their insurance cover
  • Whether the loft is part of the inspection
  • Will the report include photos?

What a good roof survey covers

What we look for on each type of roof

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. We record what we see with photos.

California homes and their roofs

Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.

If you own a rental within reach of Aylesbury station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Oak Green School, large buildings have long gutter runs and big roofs that need checking like any other.
