Landlord roof survey in California

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us and residents will need to be told beforehand. You or your agent arrange access and we’ll say what we need when booking. Any part we couldn’t reach is noted in the report. We survey shared roofs, gutters and downpipes and blocks of flats, and the problems we’re asked to look at most are ceiling stains reported by tenants and failed flashings at walls and chimneys.

In a smaller place like California, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Questions from California

Is California within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Aylesbury station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is the report suitable for a maintenance plan?

Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

How it works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two at a typical home, though large, tall or awkward roofs take more time. A visit to California is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Leave it or get it looked at?

Quotes from contractors set out the work they want to carry out. An independent survey tells you the roof’s condition first so you know what you’re asking contractors to price. Arranging work in a smaller place like California is easier with notice than in an emergency. A survey gives you that notice.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Honest limits

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Areas behind locked flats or blocked hatches
  • A full building survey of every part of the property
  • Responsibility under a lease

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What our survey covers.

Roof types and parts we check

  • Gutters and downpipes
  • Flat roofs on blocks
  • Converted houses
  • Shared roofs
  • Blocks of flats
  • Rented houses

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the visit with that in mind.

Landlords and agents in California book surveys as well as householders. The report gives you a dated record of the let or shared roof, with photographs.

Before and after the survey

You do not need to be a roofer to help. Here’s what helps most:

  • Ask your managing agent about lease terms
  • Act on high-priority defects quickly
  • Arrange flat access beforehand
  • Keep roof surveys on a rolling plan

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.

What a landlord roof survey looks like in California

Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

Anyone responsible for a site like Oak Green School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Aylesbury station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

California is about 1 mile south of Aylesbury, in Buckinghamshire. Bookings from California are handled just like any other: a call or an email, a price, then a date. California is one of the towns and villages in Buckinghamshire we cover. Milton Keynes is in our area too.

We survey roofs across HP21, HP20 and HP19 for landlord roof surveys. Streets in the area include Lee Road, Penn Road and Eaton Road, and we cover them all. With the A41 and A418 close by, California is simple for us to get to for landlord roof surveys. If you are just outside California, we cover Aylesbury (1 mile north), Walton (1 mile east), Queens Park (1 mile east), Southcourt (1 mile south) and New Zealand (1 mile north). Larger places within reach include High Wycombe (13 miles south), Chesham (11 miles south-east), Buckingham (15 miles north-west), Amersham (13 miles south-east), Princes Risborough (6 miles south) and Haddenham (6 miles south-west).
