About our landlord roof survey in New Zealand
We survey let and shared roofs in New Zealand and across London and the South East. A visit usually takes an hour or two for a single let house, with blocks of flats taking longer. Everything is inspected as far as it can be seen safely including by drone where applicable. A written report with photos follows. Common reasons to book are choked outlets and gutters and slipped or missing slates and tiles, across flat roofs on blocks, converted houses and shared roofs.
In a small place like New Zealand, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

What you can safely check yourself
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

FAQs for New Zealand
Do you cover smaller places like New Zealand?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.
Is my home in New Zealand listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
What access do you need for a block roof survey?
We may do. If the roof space or a flat roof is reached through a flat, we need access to it so please give residents notice.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
Is the report suitable for a maintenance plan?
Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It does not include repair cost estimates but it gives contractors a clear brief.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Can you inspect my roof with a drone?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Tips that help
Some practical points come up on survey after survey. They apply to most roofs:
- Keep roof outlets and gutters clear
- Don’t wait for a leak to survey the roof
- Make leak reporting easy for tenants
- Get legal advice on lease responsibilities
We don’t advise on leases or who should pay. Our report sets out the roof’s condition to help those discussions.
Act on urgent items in the report first and schedule the others. Left alone, minor faults usually get worse.
Surveys for landlords and agents in New Zealand
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
Signs you need a landlord roof survey in New Zealand
Reports of leaks or damp from tenants often lead to a survey. The survey helps show whether the roof, gutters or flashings are involved, as far as can be seen.
A survey can pick up problems like:
- Damp or stains in top-floor flats
- Slipped or missing slates and tiles
- Standing water on a flat roof
- Flashings that have come away
If you look after a building like Elmhurst School, large buildings have long gutter runs and big roofs that need checking like any other.
Choosing a roof surveyor

- How they plan to inspect the roof safely
- Will the report include photos?

Landlord roof surveys around New Zealand
Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
If you own a rental within reach of Aylesbury station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you run a business near Friars Square, a dated report on the roof is useful for planning and for any lease discussions.

How it works
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours for a house, or half a day or so for a commercial building. Older roofs in small places like New Zealand can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we will need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
How to prepare
- Keep pets out of the way during the survey
- Check we can get to the back of the property
- Have any questions written down, so nothing gets missed
