Chimney surveys near Walton

Chimney survey in Walton

Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’re worried about signs that a stack is leaning and bricks with flaking faces, a survey will tell you what’s going on.

Somewhere as small as Walton, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most homes, a little longer where there are several stacks. You are welcome to ask questions while we are there. In a small place like Walton, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Advice

Useful tips for Walton property owners

From years of surveys, a few habits stand out:

  • Check your stacks from the ground after strong winds
  • Book a sweep for flues that are in use
  • Photograph damp patches with the date
  • Check with the council before altering a stack in a conservation area or on a listed building

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on, as far as we could see.

Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Prices for chimney surveys in Walton

When we price a survey, we consider:

  • The size of the roof
  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own
  • Which survey package you book

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.

Helping us price your survey

There’s no need for technical words. Just tell us:

  • Any marks or damp showing indoors

  • What kind of property and roof it is
  • Photos of the roof, taken safely from ground level or a window

Most bookings start with a short call: ring 07833 053749 or drop us an email. You will have a price before anything is arranged.

Common questions in Walton

Will you come out to Walton?

Yes. Walton is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

I let a flat near Aylesbury station. Can you check the roof?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Should I worry about a leaning stack?

Don’t ignore it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can confirm whether it’s stable.

What causes damp on a chimney breast?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We look at each one and note the most likely cause.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

How long does the survey take?

Most surveys take an hour or two for most houses, and longer for a large or complex roof. We will confirm the timing as you book.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • What’s inside the brickwork or behind render, without opening up
  • A structural engineer’s assessment
  • The inside of the flue, which needs a sweep or flue specialist

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

What a chimney survey looks like in Walton

Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Landlords with a home close to Aylesbury station may find that the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings such as Aylesbury High School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Holy Trinity: its chimney, valleys and lead work are likely to be the parts that need attention first.

Leave it or get it looked at?

A small amount of repointing or new flaunching is usually a modest job. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
