How a chimney survey works in New Zealand

If a chimney looks out of line, it’s worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. We are often asked to look into damp on a chimney breast inside and lifted or split lead flashings, on brick chimney stacks, chimney breasts and lead flashings.

Some older homes in villages like New Zealand are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report records the chimney stack as we found it on the day. It is useful right away, and a good reference for later.

Different roofs, different checks

Chimney pots and cowls

A loose or cracked pot can fall from height. We record their condition with photographs.

Rendered stacks

Cracked render can let water in and trap it behind. Cracks are photographed and noted.

How we price chimney surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

Chimney surveys around New Zealand

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For businesses in and around places like Friars Square, a dated report on the roof is useful for planning and for any lease discussions. For an older house near a landmark such as St Peter's, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Aylesbury station may find that the gap between tenancies is a good time to have the roof looked at.

New Zealand is about 1 mile west of Elmhurst, in Buckinghamshire. We cover New Zealand and the rest of Buckinghamshire, as part of our work across London and the South East. Our Buckinghamshire coverage includes New Zealand and the places around it. We also survey roofs in Milton Keynes.

Surveys in HP19 and HP20 work the same way as everywhere else we cover. You’ll find streets such as Dunsham Lane, Drayton Road and Cannock Road, all of which we cover. We also cover the places around New Zealand: Elmhurst (1 mile east), Aylesbury (1 mile south), Watermead (1 mile north-east), Quarrendon Estate (1 mile west) and California (1 mile south). Larger places within reach include High Wycombe (14 miles south), Chesham (12 miles south-east), Buckingham (14 miles north-west), Amersham (14 miles south-east), Princes Risborough (7 miles south) and Haddenham (6 miles south-west).

What’s near New Zealand

Typical jobs here are in homes near The New Zealand pub, Buckinghamshire UTC and The PACE Centre. For rail, the closest station is Aylesbury station, roughly 0.8 miles south of the centre. A little further out are Royal Buckinghamshire Hospital (less than half a mile south) and Dinton Castle (3.8 miles south-west).

Common questions in New Zealand

Do you cover smaller places like New Zealand?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

I let a flat near Aylesbury station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Is a chimney survey the same as a flue inspection?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

What happens after the survey?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

How much is a survey?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s assessment
  • Hidden damage within the stack
  • Gas safety checks, which need a Gas Safe registered engineer

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Flaunching
  • Chimney breasts
  • Brick chimney stacks
  • Lead flashings
  • Chimney pots and cowls
  • Shared and party-wall stacks

What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about one to two hours for a house, and longer for a large or complex roof. Cottages and farmhouses around New Zealand often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Leave a clear route to the loft
  • Note where any stains or damp appear
