Need a roof survey in Woodrow?

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours at a typical home, or half a day or so for a commercial building. Somewhere like Woodrow needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Keep pets out of the way during the survey
  • If you’re buying, let the agent know when we’re coming
  • For flats, make sure roof access has been agreed

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or use the contact form to find out.

How a roof survey works in Woodrow

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We survey chimney stacks, clay and concrete tiles and ridges, hips and valleys, and the problems we are asked to look at most are cracked or blistered flat roof coverings and ridge tiles that have lifted or moved.

Somewhere as small as Woodrow, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Different roofs, different checks

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.

What we cannot see

It helps to know what a survey will not do before booking:

  • Walls, floors and services below the roof
  • Asbestos testing of any kind
  • A structural engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

Questions from Woodrow

Will you come out to Woodrow?

We do. Villages and rural addresses get the same survey as a town house.

Do you survey roofs for landlords with property near Amersham station?

Yes, rented property is part of what we cover. Just call 07833 053749 or use the contact form and tell us about the building.

What do you check on a roof survey?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. You get a report with photographs and recommendations.

Can you look at a roof that’s joined to next door?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Will the report say how many years my roof has left?

We don’t give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we’ll explain what’s needed.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

What a roof survey looks like in Woodrow

With Hughenden Manor about 4.6 miles west, Woodrow sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Amersham station, a dated record of the roof is useful when planning maintenance across a let.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

For landlords and managing agents

We survey roofs for landlords and letting agents as well as householders. A photo-illustrated written report gives you a clear record of the roof, useful for planning maintenance.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

When to book a survey in Woodrow

Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.

These are some of the problems a survey can pick up:

  • Blocked, sagging or leaking gutters
  • Loose ridge or hip tiles
  • Torn or sagging underlay
  • Flashings that have come away from the wall

For site and facilities teams at buildings such as Curzon Church of England Combined School, large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • What follow-up you get after the report
  • Is VAT included in the price?
  • How soon the report will arrive
  • Will they check the loft as well as the outside?
