The City Roof Survey
A roof condition survey for homes and buildings in The City, carried out by an experienced roof surveyor. You get a clear written report with photos.
- Valley linings that have cracked or split
- Leaning or weathered chimney stacks
- Cracked mortar along the ridge
Roof survey in The City: what you get
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We’re frequently asked to look into leaking gutter joints and downpipes and lifted, split or missing lead flashings, across clay and concrete tiles, lead flashings and natural slate.
Some older homes in villages like The City are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Landlord and commercial surveys in The City
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.
Landlords, agents and building managers in The City and across Buckinghamshire can book any of our surveys. To discuss a property or a block, call 07833 053749 or drop us an email.
The survey, step by step
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as The City, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Every part of the roof is checked and photographed.
- We email a report with photographs and recommendations.
Getting ready for the survey
- For flats, make sure roof access has been agreed
- Let us know about parking near the property
- Move anything stored under the loft hatch

What we are asked to look at in The City
Some damage starts inside the loft space. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak, and it needs a different fix.
People typically book a survey after spotting one of these:
- Torn or sagging underlay
- Loose chimney pots
- Valley linings that have cracked or split
- Gaps in the roof where coverings have gone
Take a building like Radnage Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
Choosing a roof surveyor
- What insurance they carry
- Is VAT included in the price?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How they plan to inspect the roof safely
Your questions about roof surveys in The City
Will you come out to The City?
Yes, The City is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Can a landlord with a rental near Saunderton station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details, and we will talk through which survey suits.
How quickly will I get the report?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.
Can you look at a roof that’s joined to next door?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.
How much is a survey?
Prices start from £150, including VAT. We confirm the price for your survey before you book. For a price, call 07833 053749 or send us an email.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
What this survey can’t tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s under the slates, tiles or felt
- How the roof will behave in every kind of weather
- A structural engineer’s report
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What our survey covers.
What this survey covers
- Flat roofs
- The roof space
- Chimney stacks
- Clay and concrete tiles
- Lead flashings
- Natural slate
- Ridges, hips and valleys
What affects the cost of roof surveys
Several things affect the price of a survey:
- House, block, shop or office
- Building height and the viewpoints available
- How big the roof is
- How complicated the roof is, with its valleys, chimneys and parapets
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Roof survey starts from £150, including VAT.
What we need to know
A little information up front helps. It helps to include:
- Any deadline, such as an exchange date
- The type of building and roof, such as pitched or flat
- Pictures from the garden or a window, if you have them
- Where any leaks, stains or damp patches show inside
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or drop us an email with the details.
Local roofs in The City
With West Wycombe Park House about 2.7 miles south-east, The City sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
For landlords with property near Saunderton station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near Church of St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
The City is about 5 miles north-west of High Wycombe, in Buckinghamshire. We provide roof surveys for householders, landlords and businesses in The City and nearby. Across Buckinghamshire, we cover The City. Reading is in our area too.

Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are checked. We note any lean or loose pots.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof, and lead is a target for theft.
