What we’re asked to look at in Studley Green

Slates and tiles frequently outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.

Things that often lead to a survey include:

  • Slates or tiles that have slipped or broken
  • Debris building up in roof valleys
  • Worn lead at chimneys and abutments
  • Ponding, splits or blisters on flat roofs

Anyone responsible for a site like The Mary Towerton School At Studley Green will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • Whether the loft is part of the inspection
  • Is there a chance to talk the report through?
  • How much experience they have with roofs like yours
  • How they plan to inspect the roof safely

What to expect from a roof survey

How a roof survey works in Studley Green

Our roof surveys cover Studley Green and the wider South East. Visits run seven days a week. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you’re ready to book, call 07833 053749 or email us. If you’ve noticed slipped, cracked or missing slates and tiles and flashings that have come away from the wall, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Studley Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Studley Green homes and their roofs

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Every roof is different, but as a rough guide the survey takes about 1–2 hours for most homes, depending on how many separate roofs there are. If you have questions on the day, just ask. Around Studley Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Confirmation of asbestos in soffits or cement sheets
  • Walls, floors and services below the roof
  • A promise that the roof will not leak in future

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Natural slate
  • Ridges, hips and valleys
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Flat roofs
  • Lead flashings

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays and at weekends, which helps when tenants work during the week.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Questions from Studley Green

Do you survey roofs for landlords with property near Saunderton station?

Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and let us know about the building.

How do I find out if my home in Studley Green is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

How the survey changes by roof type

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, particularly at the verges and ridge.
