Surveys for landlords and agents in Waterend

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email with the addresses.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

About our roof survey in Waterend

We survey roofs in Waterend and across London and South East England. Visits run on any day of the week. We’re insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you are ready to book, phone 07833 053749 or drop us an email. Common reasons to book are debris building up in roof valleys and lifted, split or missing lead flashings, across natural slate, ridges, hips and valleys and clay and concrete tiles.

Somewhere as small as Waterend, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

FAQs for Waterend

How do I find out if my home in Waterend is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is Waterend within the area you cover?

Yes, Waterend is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or drop us an email and let us know the address and what you need to know. We’ll confirm the price and agree a day with you.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What do you check on a roof survey?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there’s safe access. You get a photo-illustrated written report and recommendations.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, like serious sagging, we will say so. We don’t provide structural calculations.

Roofs, chimneys and gutters in Waterend

Historic houses such as West Wycombe Park House, about 3.1 miles east, show how far back building in the area around Waterend goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

The streets around a church such as Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Radnage Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Waterend is about 6 miles west of High Wycombe, in Buckinghamshire. Anywhere in Waterend, we can carry out roof surveys at your property. We cover towns and villages across Buckinghamshire. Reading is in our area too.

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for a house, or half a day or so for a commercial building. You’re welcome to ask questions while we’re there. Older roofs in small places like Waterend can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at
  • Have any paperwork from past roof work to hand

Advice

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

When to book a survey in Waterend

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.

Typical things we are asked to look at include:

  • Gutters that overflow in heavy rain
  • Cracked or blistered flat roof coverings
  • Worn lead at chimneys and abutments
  • Leaning or weathered chimney stacks

For landlords with property near Saunderton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before you book any roof surveyor

  • What exactly goes into their report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their drone registration, if they fly one
  • Their report turnaround times

What a roof survey includes

What happens if roof problems are left?

A small roof defect normally gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller. Where a roof is exposed, as many are in small places like Waterend, driving rain gets into any weakness, and damp in older walls is slow to dry out.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Honest limits

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • Structural calculations (that’s a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
