What a thermal roof survey looks like in Studley Green

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

With West Wycombe Park House about 2.2 miles east, the area around Studley Green has a long history. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.

Thermal roof surveys for homes and businesses in Studley Green

We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. If you are worried about leaks far from where the stain appears and areas losing heat at the eaves and junctions, a survey will tell you what’s going on.

Villages like Studley Green often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

What affects the cost of thermal roof surveys

Prices always include VAT. The things that change the price are:

  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • The shape of the roof and its details
  • The size of the roof

Every price we give includes VAT, and the written report is part of the package. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

Booking your survey

Here’s what helps us most when you get in touch:

  • What kind of property and roof it is
  • The address and postcode of the property
  • Photos of the roof, taken safely from ground level or a window
  • What made you get in touch

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

How it works

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere as small as Studley Green, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Advice

FAQs for Studley Green

Is my home in Studley Green listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Studley Green in the area you cover?

Yes, Studley Green is within the area we cover. We survey roofs across London and the South East. Just ring 07833 053749 or drop us an email and tell us about the property.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How long is the visit?

That depends on the size and shape of the roof; most visits take an hour or two for a house, and longer for a large or complex roof. The written report follows by email.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

Can you use a thermal camera on a sloping roof?

It can be useful, though pitched roofs are typically harder to read. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it is safe.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Checking the roof from ground level

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How the survey changes by roof type

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.

Loft insulation

In the loft space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.

When to book a survey in Studley Green

Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

Problems we come across often include:

  • Heat escaping through the roof
  • Moisture around outlets and upstands
  • Water getting in at parapets and stacks
  • Stains that keep coming back

Take a building like The Mary Towerton School At Studley Green: big roofs are where close-up aerial shots and thermal images show the most at once.
