Thermal Roof Survey in The City
Thermal roof surveys in The City and the rest of Buckinghamshire. Surveys run on any day of the week.
- Ceilings that feel colder in places
- Areas losing heat at the eaves and junctions
- Moisture around outlets and upstands
Thermal roof surveys for homes and businesses in The City
We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. We survey loft conversions, flat roofs and ceilings below the roof, and the problems we’re asked to look at most are areas losing heat at the eaves and junctions and wet insulation beneath the membrane.
Villages like The City often stand in open country, where wind can be strong. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common questions in The City
Do you cover The City?
Yes, The City is within the area we cover. Our area covers London and South East England. Just call 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.
Will you come out to The City?
Yes, The City is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Does thermal imaging detect leaks directly?
Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.
Will you walk on the roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Do you use drones?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Can you check my loft insulation with a thermal camera?
Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.
What a thermal roof survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the deck or roof structure is strong enough
- Seeing water directly, as the camera shows temperature, not moisture
- The condition of timbers we cannot see
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before booking. What a survey covers and does not.

What we look for on each type of roof
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.
Loft insulation
From inside the loft, thermal imaging can show gaps in insulation and cold spots. We look where there’s safe access.

What happens on the day
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It typically takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Somewhere as small as The City, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Preparing for the visit
- Make a note of anything you’d like us to look at
- Keep pets inside or away from the areas we’re looking at
- If you’re buying, check with the agent that we can get in

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Check from ground level or a window, never by climbing
- Take photos of stains as they appear, so we can compare
- Move stored items away from the loft hatch
- Do not switch the heating off before the visit
After the visit, we put the thermal images, photos and moisture readings into one report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the roof space.
Common roof problems in The City
Some defects simply can’t be seen with the eye. Wet insulation, gaps in insulation and heat loss are frequently invisible from outside. A thermal camera adds another way of finding them.
These are some of the problems a survey can pick up:
- Wet insulation beneath the membrane
- Areas losing heat at the eaves and junctions
- Stains that keep coming back
- Leaks that are hard to trace
The streets around a church like Church of St Paul are frequently among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
What to check before booking
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether VAT is added on top
- Whether the loft is part of the inspection
- What exactly goes into their report
For landlords and managing agents
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us.
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.
Thermal roof surveys in The City: local notes
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. The wider area around The City has a long history of building, with West Wycombe Park House about 2.7 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building like Radnage Church of England Primary School, a view from above covers a wide roof far faster than walking it.
The City is about 5 miles north-west of High Wycombe, in Buckinghamshire. Whether the building in The City is a house, a flat or a commercial unit, the roof can be surveyed. The City is one of the towns and villages in Buckinghamshire we cover for thermal roof surveys. Our Reading page covers surveys nearby.
