Electronic leak detection in The City: local notes
The wider area around The City has a long history of building, with West Wycombe Park House about 2.7 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
For an older house near a landmark such as Church of St Paul, the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as Radnage Church of England Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.
The City is about 5 miles north-west of High Wycombe, in Buckinghamshire. Anywhere in The City, we can carry out electronic leak detection at your property. The City is one of the towns and villages in Buckinghamshire where we work. We also survey roofs in Reading.

About our electronic leak detection in The City
Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use, and some may need lifting. We’ll discuss it with you when we quote. Any details of the build-up help because they show what’s under the surface. If testing isn’t possible, we will say so. We survey roof terraces and balconies, green roofs and flat roof membranes, and people most often book us about new roofs to check before paving or planting and stains far from any visible defect.
In a small place like The City, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

When you need someone else
Before booking, it is worth knowing what a survey will not do:
- Parts of the roof covered by fixed equipment
- Leaks from plumbing or windows
- Roofs whose membrane or build-up is not suitable
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.
What we check
- Flat roof membranes
- Roof terraces and balconies
- Green roofs
- Single-ply roofs
- Commercial flat roofs
- Liquid-applied waterproofing
Roof by roof
EPDM rubber roofs
EPDM is a long-lasting flat roof membrane, but punctures and seam failures still happen.
Inverted and paved roofs
On inverted roofs, insulation sits above the membrane, which affects testing.
What happens on the day
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. In a small place like The City, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First, we confirm which roof areas are included.
- The surface is prepared for the chosen method.
- We work across the roof with the test equipment.
- Each breach found is located and recorded.
- You receive the results to pass to your roofer.
Preparing for the visit
- Mention any parking restrictions on your street
- For a flat or shared roof, check access with the building owner or managing agent
- Clear the way to the loft hatch
Getting a price
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, ring 07833 053749 or use the contact form.
Related advice
What happens if roof problems are left?
Some flat roof leaks come from walls or details. ELD helps rule the membrane in or out, so other causes can be checked. For older village homes like those around The City, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

The City questions
Do you cover smaller places like The City?
Yes. The City is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
How do I find out if my home in The City is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Does the report include photographs?
Yes, plenty. Each finding is shown in a picture where possible.
How long will testing take?
The roof’s size and build-up decide how long it takes. We’ll give you an idea when we quote.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or email us and let us know the address and what you’d like to know. We’ll confirm the price and find a day that suits.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Does electronic leak detection work on all membranes?
It depends on the membrane and the build-up. Tell us what you know about the roof and we will confirm suitability.
Should I look at the roof myself first?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
When to book a survey in The City
New membranes can have defects from installation. Testing before the roof is covered or handed over helps find them.
Typical things we are asked to look at include:
- Leaks that return after repairs
- New roofs to check before paving or planting
- Breaches hidden under paving or planting
- Failed seams and laps
For landlords with property near Saunderton station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
