Flat roof survey in The City

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are a sagging deck under the covering and pools of water lying on the roof, across felt flat roofs, EPDM rubber and upstands and outlets.

Flat roofs on exposed homes in small places like The City take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

How we price flat roof surveys

When we price a survey, we consider:

  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Booking your survey

Before you get in touch, it’s useful to have:

  • The kind of building and roof involved
  • Photos of the roof, taken safely from the ground or a window
  • Anything about access we should know
  • Where water is showing inside, if it is

We survey roofs seven days a week. To find a date that works for you, phone 07833 053749 or email us with the address and the days you’d prefer.

Useful tips for The City property owners

You do not need to be a roofer to help. What helps most:

  • Keep clear of rooflights and fragile roof sheets
  • Keep outlets clear of leaves and moss
  • Check new fixings through the roof are properly sealed
  • Ask contractors to protect the roof if they work on it

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photo of each defect, so anyone reading it can see what we saw.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Surveys for landlords and agents in The City

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Landlords and letting agents in The City book surveys as well as householders. A report with photographs gives you a clear record of the flat roof.

Common roof problems in The City

Ponding keeps the covering wet and wears it faster. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Here are some of the things we see often:

  • Leaks around rooflights
  • Blocked or damaged outlets
  • Splits and cracks in the covering
  • Damaged trims at the roof edge

For landlords with property near Saunderton station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • Whether the loft is part of the inspection
  • What’s outside the scope of the survey
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Questions from The City

Do you cover smaller places like The City?

Yes. The City is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in The City is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How do I book a survey in The City?

The quickest way is to call 07833 053749 or email us. Give us the address and some details about the roof, and we’ll take it from there. Surveys run on weekdays, Saturdays and Sundays.

Will this cover the whole house?

No. It’s a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.

Can you survey in bad weather?

Light rain doesn’t typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.

Does the report include photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Flat roof surveys in The City: local notes

About 2.7 miles south-east lies West Wycombe Park House, a reminder of how long the area around The City has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you own one of the older houses in the streets near Church of St Paul, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like Radnage Church of England Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

The City is about 5 miles north-west of High Wycombe, in Buckinghamshire. Anywhere in The City, we can carry out flat roof surveys at your property. The City is one of the places in Buckinghamshire where we work for flat roof surveys. For surveys nearby, see our Reading page.

What we do, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around The City, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Have keys ready for side gates, garages or roof access doors
  • Note where any stains or damp appear
