Chimney survey in The City
If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. If you’ve noticed mortar washing out of the joints and gaps where the stack meets the roof, a survey will tell you what’s going on, on chimney breasts, chimney pots and cowls and lead flashings alike.
Somewhere as small as The City, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we’re asked to look at in The City
Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.
Typical things we are asked to look at include:
- Damp on a chimney breast inside
- Worn or missing pointing
- A stack that appears to lean
- Pots or cowls that look unsafe
If you look after a building such as Radnage Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
Choosing a roof surveyor
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Is there a chance to talk the report through?
- Whether you get a written report with photos
- What they won’t be able to tell you

Questions from The City
Is my home in The City listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Can a landlord with a rental near Saunderton station book a roof survey?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or email us with the details, and we will talk through which survey suits.
Which parts of the chimney do you look at?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the roof space where we can reach. You get a written report with photos.
Do you inspect shared chimneys?
Yes. We look at the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.
Can you find out why my chimney breast is damp?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.
Is The City in your area?
Yes. We carry out chimney surveys in The City, and the service is the same as everywhere else we work.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance.
When you need someone else
It is a careful look at the chimney stack, not the whole story. Its limits include:
- Conditions inside walls
- Checks on boilers, fires or their flues
- Hidden sides of a shared stack
If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey before you book. The full list of what we check.

Can I check my roof myself?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
For landlords and managing agents
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or email us.
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.
How it works
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around The City often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can be seen safely.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- We send a written report with photos, the defects found and what we recommend.
Before the survey
- For a flat or shared roof, check access with the freeholder or managing agent
- Jot down any questions you want answered
- Keep pets in another room
