Prices for pre-purchase roof surveys in The City

We confirm the exact price before booking. This is what makes a difference:

  • Whether thermal imaging or a drone is needed
  • Whether it’s a home or a commercial building
  • Height and safe access
  • Roof area

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

We’ll normally ask about:

  • Where the property is, with the postcode
  • How the loft is reached, if there is one
  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from ground level or a window

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or email us.

About our pre-purchase roof survey in The City

Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you are buying. If you are worried about blistered or split felt on a flat roof and quick fixes on flashings and valleys, we can find out what’s behind it, on lead flashings and valleys, clay and concrete tiles and flat-roofed extensions and dormers alike.

Somewhere as small as The City, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Pre-purchase roof surveys in The City: local notes

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. The wider area around The City has a long history of building, with West Wycombe Park House about 2.7 miles south-east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Saunderton station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

The City is about 5 miles north-west of High Wycombe, in Buckinghamshire. We visit The City as part of our work across Buckinghamshire, for homes and businesses alike. The City is one of the towns and villages in Buckinghamshire we cover. We also survey roofs in Reading.

What we’re asked to look at in The City

Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. We note what we see so you can ask about it.

Common reasons to book include:

  • Gutters choked with leaves and moss
  • Standing water on a flat extension roof
  • Slipped or missing slates and tiles
  • Old water stains in the roof space

If you live in an older home near Church of St Paul, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • Whether the price includes VAT
  • What’s outside the scope of the survey
  • Which viewpoints they use to see the roof

What’s in a roof survey

The City: your questions answered

Is The City in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does a conservation area affect roof work in The City?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Tell us about it when you book and we will plan the survey around it.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

How long does a pre-purchase roof survey take?

Allow about one to two hours at most homes, and more on a big or complicated roof. We’ll confirm what to expect when we arrange the visit.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What happens on the day

After the inspection, everything we found is written up as a written report with photos. As for time on site, most surveys take between one and two hours at most homes, and about three to four hours for a commercial roof. Older roofs in small places like The City can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Jot down any questions you want answered
  • For a flat or shared roof, check access with the building owner or managing agent
  • Keep pets in another room

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the survey around it.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Before and after the survey

From years of surveys, a few habits stand out:

  • Ask for any paperwork for recent roof work
  • Look for fresh paint on upstairs ceilings at viewings
  • Check we’ll be able to get into the roof space
  • Find out whether the roof has been replaced or patched

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, so each quote covers the same ground.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

What happens if roof problems are left?

A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. A roof survey is carried out for the buyer, and the report is written for you to use. Older and listed buildings around The City may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
