Useful tips for Waterend property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • For a flat, check who is responsible for the roof
  • Look for fresh paint on upstairs ceilings at viewings
  • Arrange the survey as soon as your offer is agreed
  • Give your solicitor a copy of the report

The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

How a pre-purchase roof survey works in Waterend

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. We survey on any day of the week, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey flat-roofed extensions and dormers, gutters and downpipes and chimney stacks, and the problems we are asked to look at most are quick fixes on flashings and valleys and signs of past leaks inside the loft.

Some older homes in villages like Waterend are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Why it’s worth a survey now in Waterend

The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, and it will not look closely at the roof. A roof survey is carried out for the buyer. In a place like Waterend, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen. Most surveys take about one to two hours for a house, and about three to four hours for a commercial roof. Somewhere as small as Waterend, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Have any questions written down, so nothing gets missed
  • Keep pets out of the way during the survey

What affects the cost of pre-purchase roof surveys

A few things affect what a survey costs:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Getting in touch

Before you get in touch, it’s useful to have:

  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them
  • Your timetable, such as an exchange date
  • How the loft is reached, if there is one

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Questions from Waterend

Is my home in Waterend listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Waterend?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I arrange a pre-purchase roof survey in Waterend?

The quickest way is to phone 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we will take it from there. Surveys run on weekdays, Saturdays and Sundays.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Will you need to get into the loft?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.

Do you survey on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we look at

  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Natural slate
  • Clay and concrete tiles
  • The roof space
  • Gutters and downpipes
  • Lead flashings and valleys

What we’re asked to look at in Waterend

Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can point to a problem that keeps coming back. We note what we see so you can ask about it.

People normally book a survey when they’ve noticed something like this:

  • Blocked or leaking gutters
  • Signs of past leaks inside the loft
  • Slipped or missing slates and tiles
  • Sagging ridge lines or uneven roof slopes

If you own a rental within reach of Saunderton station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Before you book anyone

  • Whether VAT is in the quoted price
  • Which limits apply to the survey
  • How they plan to inspect the roof safely
  • Are they insured for the work?

What’s in a roof survey

Pre-purchase roof surveys in Waterend: local notes

About 3.1 miles east lies West Wycombe Park House, a reminder of how long the area around Waterend has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
