Pre-purchase roof survey in Beacon's Bottom: what you get
Buyers in Beacon's Bottom and right across London and the South East use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, the roof gets the same careful look. The report says what’s in good order, what is not and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, ring 07833 053749 or email us. We are often asked to look into slates or tiles that have slipped or gone and gutters choked with leaves and moss, across the roof space, lead flashings and valleys and natural slate.
Somewhere as small as Beacon's Bottom, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Signs you need a pre-purchase roof survey in Beacon's Bottom
A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which matters if work is needed.
Things that often lead to a survey include:
- Damp timbers or stains in the loft
- Standing water on a flat extension roof
- Gutters that overflow or drip at the joints
- Slipped or missing slates and tiles
If you own a rental within reach of Saunderton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Roof by roof
Clay and concrete tiles
Older homes in the South East frequently have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip.
Natural slate
Many older homes in London and the South East have slate roofs. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.
What this survey can’t tell you
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- Whether timbers meet design loads
- Anything beyond the roof, which a full home survey covers
- Asbestos testing of any kind
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.
Roof types and parts we check
- Gutters and downpipes
- Natural slate
- Chimney stacks
- Clay and concrete tiles
- Lead flashings and valleys
- The roof space
- Flat-roofed extensions and dormers
How the survey works
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. Rural addresses near Beacon's Bottom can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Preparing for the visit
- Leave a clear route to the loft
- Mention any parking restrictions on your street
- Agree roof access with the managing agent if it is shared

Related advice
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Why act early in Beacon's Bottom
Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage means you know about it from day one. For older village homes like those around Beacon's Bottom, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
Why us?
- Surveys seven days a week
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- An independent view of the roof
