When to book a survey in The City

Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay often fail before good slates or tiles so it pays to check how the roof is holding up.

Look out for signs like these:

  • Failed flashings at walls and chimneys
  • Damaged pots and flaunching
  • Missing or loose roof coverings
  • Choked outlets and gutters

Anyone responsible for a site like Radnage Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Choosing a roof surveyor

  • What follow-up you get after the report
  • Whether they hold professional indemnity and public liability insurance
  • Which limits apply to the survey
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What to expect from a roof survey

Landlord roof survey in The City: what you get

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. Common reasons to book are damaged party-wall upstands or parapets and gutters overflowing onto walls, on rented houses, gutters and downpipes and converted houses.

In a small place like The City, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What a landlord roof survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations or an engineer’s report
  • Walls, floors and services beyond the roof
  • Who pays under the lease (that is a legal question)

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and does not.

What we look at

  • Flat roofs on blocks
  • Shared roofs
  • Converted houses
  • Rented houses
  • Blocks of flats
  • Gutters and downpipes

Questions from The City

Do you cover smaller places like The City?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in The City?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

How do I arrange a landlord roof survey in The City?

The quickest way is to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we’ll recommend the right survey. We survey seven days a week.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Does this replace a RICS building survey?

No, it’s a roof survey. It isn’t a RICS Level 2 or 3 building survey, and it’s not a structural engineer’s report.

Can we use the survey to plan a roof budget?

Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.

How we price landlord roof surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • The size of the roof
  • Height and safe access

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Getting in touch

You don’t need to know any roofing terms. Just tell us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • How the loft is reached, if there is one

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, phone 07833 053749 or email us.

Local roofs in The City

About 2.7 miles south-east lies West Wycombe Park House, a reminder of how long the area around The City has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

Landlords with a home close to Saunderton station may find that the gap between tenancies is a good time to have the roof looked at. The streets around a church such as Church of St Paul are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How the survey changes by roof type

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. We give them close attention.

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily leaving water standing. They’re checked during the survey.

What happens on the day

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for a single let house, with blocks of flats taking longer. Somewhere as small as The City, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Find any records of previous roof work
  • Check we can get to the back of the property
