How a thermal roof survey works in Radnage

Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, something you cannot typically tell from the surface. We then check those areas with moisture readings. We survey flat roofs, loft conversions and pitched roof slopes, and common reasons people get in touch are damp patches with no obvious cause and thin or uneven insulation in the roof.

Some older homes in villages like Radnage are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Clear leaves from outlets and gutters each autumn
  • Keep dated photos of any marks on ceilings
  • Keep the report to compare against after any repair
  • Talk to us about the weather when booking

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

Your questions about thermal roof surveys in Radnage

Do you cover smaller places like Radnage?

We do. Villages and rural addresses get the same survey as a town house.

Do you cover Radnage?

We do. Every survey there gets the same written report with photos.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Do you take photos of the roof?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

How long will you be at the property?

It typically takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. We’ll confirm the timing as you book.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Is thermal imaging included in your surveys?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

What a thermal roof survey looks like in Radnage

Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. West Wycombe Park House, about 3.2 miles south-east, is one of the historic houses in the wider area around Radnage. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If your home is one of the older ones in the streets near Church of St Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps.

Radnage is about 6 miles north-west of High Wycombe, in Buckinghamshire. Bookings from Radnage are handled just like any other: a call or an email, a price, then a date. Radnage is one of the towns and villages in Buckinghamshire we cover. Our Reading page covers surveys nearby.

When to book a survey in Radnage

Some defects simply cannot be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

Things that often lead to a survey include:

  • Damp that repairs haven’t cured
  • Areas losing heat at the eaves and junctions
  • Thin or uneven insulation in the roof
  • Cold areas below the roof

Take a building like Radnage Church of England Primary School: a view from above covers a wide roof far faster than walking it.

Before booking any roof surveyor

  • What they will not be able to tell you
  • Whether the price includes VAT
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Is there a chance to talk the report through?

What a roof survey includes

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Roof by roof

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Shiny surfaces can reflect heat, so we take care reading the images.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.

Why get it checked now?

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Surveying sooner gives you more choice about what to do. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

What we do, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere as small as Radnage, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.
