Roof survey in Alscot: what you get

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. Common reasons to book are ponding, splits or blisters on flat roofs and blocked, sagging or leaking gutters, on the roof space, natural slate and clay and concrete tiles.

Somewhere as small as Alscot, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Useful tips for Alscot property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Keep a record of damp patches and dates
  • Let us know about any leaks or stains you’ve seen
  • Find records of any re-roofing or repairs
  • Stay off ladders and the roof

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Prices for roof surveys in Alscot

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • How many separate roofs there are, like extensions, dormers and garages
  • Roof area

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Your timetable, like an exchange date
  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • How the loft is reached, if there is one

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or send us an email to find out.

What we look for on each type of roof

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks often start there.

What happens on the day

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like Alscot, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Advice

Checking the roof from ground level

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Common questions in Alscot

Do you cover smaller places like Alscot?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Alscot is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

What’s the best way to book?

To book, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Why it is worth a survey now in Alscot

If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your roof before booking.

Why us?

  • Independent findings on the roof’s condition
  • Drone and thermal imaging surveys available
  • Plain-English reports with photos

What a roof survey looks like in Alscot

Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For landlords with property near Monks Risborough station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near St Teresa's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as Princes Risborough Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
