How a roof survey works in Meadle
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages frequently have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs frequently need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you are worried about worn or blocked valleys and standing water on a flat roof, we can find out what’s behind it, whatever the roof.
Somewhere as small as Meadle, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

Roof surveys around Meadle
Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.
If you look after a building like Princes Risborough School, a written record of a large roof helps plan work for the holidays rather than in term time. If you own one of the older houses in the streets near Owlswick Chapel, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Monks Risborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Meadle is about 2 miles north of Princes Risborough, in Buckinghamshire. Whether the building in Meadle is a house, a flat or a commercial unit, we can survey the roof. We cover towns and villages across Buckinghamshire. You can also see our page for Oxford.

Before and after the survey
Most of what helps is simple and safe from the ground. A few suggestions:
- Take photos of any leaks as they happen
- Mention any damp patches when you book
- Hold on to the report for future surveys
- Find records of any re-roofing or repairs
With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.
How the survey changes by roof type
Flat roof coverings
Felt flat roofs often last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are looked at. Leaning stacks and loose pots are recorded.
Common questions in Meadle
Is my home in Meadle listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is Meadle within the area you cover?
Yes, Meadle is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
What does a roof survey cost?
Prices start from £150, including VAT. We confirm the exact price before you book, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or use the contact form.
Do you inspect the roof from on top?
Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.
What if it rains on the day?
Light rain does not usually stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.
What you can safely check yourself
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
How the survey works
We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. Around Meadle, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Before the survey
- Jot down any questions you want answered
- Dig out any old roof reports or invoices
- Check the loft hatch can be reached
