Your questions about roof leak investigations in Alscot

Do you cover Alscot?

Yes. We cover the whole of London and South East England, and Alscot is part of that. Just ring 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Alscot?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

What does a roof survey cost?

Roof leak investigation starts from £150, including VAT. You will know the price for your survey before booking. To get a price, ring 07833 053749 or drop us an email.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Will you go up on the roof?

Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. We survey valleys and parapet gutters, flat roof details and chimney stacks, and people most often book us about wet patches high on an inside wall and leaks below a flat extension roof.

Being in a small place like Alscot makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Useful tips for Alscot property owners

Over many surveys, some simple habits stand out as worth the effort:

  • Catch drips in a bucket and protect the floor
  • Don’t touch fittings that water is reaching
  • Tell us about any past repairs to the roof
  • Note the weather when the leak shows

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. You can ask us about anything that is not clear.

Keep the loft space ventilated. Air movement keeps condensation down, which is often mistaken for a leak. Check insulation doesn’t block airflow at the eaves.

What we are asked to look at in Alscot

Every flat roof covering has a working life. A felt roof often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Leaks often start at the edges, upstands and outlets.

We are often asked to look at:

  • Damp underlay across a wide area
  • Water that shows only in certain storms
  • Water dripping from rafters or underlay
  • Leaks at a dormer or roof window

If you live in an older home near St Teresa's Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What to check before booking

  • Their insurance cover
  • What the survey won’t cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the inside of the roof is included

What a roof survey includes

What we look for on each type of roof

Flat roof upstands and outlets

Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. We check outlets and the covering around them.

Valleys

A valley takes the rain from both sides of the roof. Split lead, cracked linings or slipped tiles let water in.

What happens on the day

The aim of the visit is simple: to see as much of the leaking roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere like Alscot needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Mention any parking restrictions on your street
  • Gather any invoices or paperwork from past roof work

Getting a price

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or send us an email.

Advice

Surveys for landlords and agents in Alscot

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Alscot roofs and the weather

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Different coverings let water in at different points, which shapes where the search starts. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.

For site and facilities teams at buildings such as Princes Risborough Primary School, tracing a leak on a big roof starts with where the water appears and works back. If you let a flat or house near Monks Risborough station, tracing a leak quickly matters when a tenant is living with it.
