Roof leak investigation in Askett: what you get
Roof leaks rarely show up where you’d expect. Water frequently travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts, one likely route at a time. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it is needed. If you’ve noticed condensation that looks like a leak and wet patches on loft insulation, a survey will tell you what’s going on, on chimney stacks, valleys and parapet gutters and flat roof details alike.
Being in a small place like Askett makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most houses, and longer for a large or complex roof. If you have questions on the day, just ask. In a hamlet or village like Askett, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start with your notes and photos of the leak.
- Inside, we check the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
Getting ready for the survey
- Agree roof access with the managing agent if it is shared
- Have keys ready for side gates, garages or roof access doors
- If it isn’t your property yet, arrange access through the agent

Surveys for landlords and agents in Askett
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
What a roof leak investigation does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A promise to find every leak on a single visit
- Water from pipes, tanks or heating systems
- Structural calculations (that’s a structural engineer’s job)
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. What our survey covers.
What this survey covers
- The roof space
- Rooflights and dormers
- Chimney stacks
- Slate and tile slopes
- Valleys and parapet gutters
- Flat roof details
- Lead flashings
Leave it or get it looked at?
A leak that returns after a repair normally means the real source wasn’t found. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. In a small place like Askett, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Every price we give includes VAT, and the report isn’t charged as an extra. Roof leak investigation starts from £150, including VAT. Size, height and access decide where your roof falls.

What we are asked to look at in Askett
When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. On slate roofs, slipping is frequently caused by corroded nails.
We are often asked to look at:
- Staining around the chimney inside
- Water coming in around a roof light or dormer
- A leak that comes and goes with the weather
- Water dripping from rafters or underlay
Landlords with a home close to Monks Risborough station may find that a clear finding on where water gets in helps you brief a roofer straight away.
Choosing a roof surveyor
- Whether they hold professional indemnity and public liability insurance
- Is there a chance to talk the report through?
- How they plan to inspect the roof safely
- Will the report include photos?
Leaks and storm damage in Askett
If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering and its details give the first clues when tracing where water is coming from.
If you look after a building such as Monks Risborough CofE Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. Take an older house close to Church of St Dunstan: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Questions from Askett
Do you cover smaller places like Askett?
Yes. Askett is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you cover Askett?
Yes, Askett is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or send us an email and let us know about the property.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
Can a leak be traced on a dry day?
In many cases, yes. Leaks leave clues, like staining, damp timber and moisture in materials. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.
What does a roof survey cost?
Roof leak investigation starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
How the survey changes by roof type
Lead flashings
Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.
Slate and tile slopes
On slate roofs, corroded nails let slates slip. Even a single gap can let water in, particularly in driving rain.
