How a roof leak investigation works in Whiteleaf

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are checked from wherever it is safe. Our report shows what we found, with photos. If you’ve noticed water coming in around a roof light or dormer and drips in the loft during heavy rain, we can find out what’s behind it, on valleys and parapet gutters, slate and tile slopes and flat roof details alike.

Many homes in small places like Whiteleaf face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

The report records the leaking roof as we found it on the day. It is useful right away, and a good reference for later, such as when you want to compare after future work.

What a roof leak investigation does not cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Structural calculations (that’s a structural engineer’s job)
  • Carrying out the fix
  • Leaks that only appear in weather we cannot recreate

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.

What we look at

  • Chimney stacks
  • Lead flashings
  • The roof space
  • Slate and tile slopes
  • Flat roof details
  • Rooflights and dormers
  • Valleys and parapet gutters

When to book a survey in Whiteleaf

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. On slate roofs, slipping is often caused by corroded nails.

Things that often lead to a survey include:

  • Damp underlay across a wide area
  • Drips in the loft during heavy rain
  • Ceiling stains that grow after rain
  • Damp ceilings under a flat roof

If you let a flat or house near Monks Risborough station, tracing a leak quickly matters when a tenant is living with it.

What to check before booking

  • Whether any drone flown is registered with the CAA
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Is there a chance to talk the report through?
  • When you’ll get the report

What to expect from a roof survey

Why it is worth a survey now in Whiteleaf

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. Where a roof is exposed, as many are in small places like Whiteleaf, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Why book with us

  • Surveys on any day of the week
  • An independent look at the roof
  • Covered by professional indemnity and public liability insurance
  • CAA-registered drone operator (Flyer ID and Operator ID)

How the survey works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Older roofs in small places like Whiteleaf can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. You receive a report with the likely source, photos and recommendations.

How to prepare

  • Make sure the loft hatch can be reached
  • Buyers: confirm access with the estate agent or seller
  • For a flat or shared roof, check access with the building owner or managing agent

Wind, rain and roofs in Whiteleaf

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

The streets around a church such as Church of St Dunstan are often among the oldest in a place, and if you own one of the older houses nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself. For site and facilities teams at buildings such as Monks Risborough CofE Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Whiteleaf is about 6 miles south of Aylesbury, in Buckinghamshire. From houses to flats and shops in Whiteleaf, we can survey the roof on a weekday or at the weekend. Across Buckinghamshire, we cover Whiteleaf and the places around it. There is also a page for Oxford.

Different roofs, different checks

Lead flashings

A leak at a flashing often shows some way from the joint. We check every flashing that could feed the stain.

Chimney stacks

Water that gets in at the top can show up lower down. Unused flues with open pots can let rain straight in.

Questions from Whiteleaf

Is Whiteleaf in the area you cover?

Yes. We survey roofs across London and the South East, and Whiteleaf is part of that. Just call 07833 053749 or email us and tell us about the property.

Do you cover smaller places like Whiteleaf?

We do. Villages and rural addresses get the same survey as a town house.

Can you find a leak when it is not raining?

In many cases, yes. Stains, tide marks, damp timbers and moisture readings usually point the way. Intermittent leaks can be harder, so your photos and notes from wet days are very useful.

Why is not the leak directly above the stain?

Water follows the easiest path, not the shortest. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Following that route is what our investigation does.

What do I do with the report?

You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
