We carry out thermal roof surveys in Whiteleaf and the rest of Buckinghamshire. We survey on weekdays and at weekends.
- Damp where roofs meet walls and chimneys
- Possible trapped moisture under a flat roof covering
- Patches of heat loss across the roof
Thermal roof survey in Whiteleaf: what you get
Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. To book, just ring 07833 053749 or send us an email with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. Typical surveys look at damp that repairs haven’t cured and wet areas near outlets and upstands, on ceilings below the roof, insulated roof spaces and commercial roofs.
Somewhere as small as Whiteleaf, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Weather and airspace are checked ahead of the visit, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Questions from Whiteleaf
Does a conservation area affect roof work in Whiteleaf?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover Whiteleaf?
We do. Every survey there gets the same written report with photographs.
How long does the survey take?
It normally takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email.
Is thermal imaging good for finding leaks?
It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. It is used alongside a close inspection and moisture readings, as the camera alone can’t prove a leak.
How soon will I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know as you book.
How much does a thermal roof survey cost?
Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Why it’s worth a survey now in Whiteleaf
For buyers, a thermal survey adds detail that a visual inspection can’t give. Finding hidden moisture before exchange gives you facts to raise with the seller. In a small place like Whiteleaf, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Prices quoted always include VAT, and the report is not charged as an extra. Thermal roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Keep dated photos of any marks on ceilings
- Leave the roof to people with safe access
- Clear a path to the loft hatch before we arrive
- Check outlets after heavy rain
If you’re buying, the report gives you specific points to raise with the seller or agent. It is your decision how to use it, whether that’s asking for work or discussing the price.
Make sure loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the roof space.
What a survey costs
Not every roof costs the same to survey, and it comes down to:
- Building height and the viewpoints available
- If the survey needs thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
- The number of roofs, including extensions and garages
Our price is from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.
Booking your survey
We’ll usually ask about:

- Anything about access we should know

The survey, step by step
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Whiteleaf, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it is safe.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Getting ready for the survey
- Keep pets inside or away from the areas we’re looking at
- Unlock side gates and any roof access doors
- Buyers: confirm access with the estate agent or seller

How the survey changes by roof type
Pitched slate and tile roofs
Inside the roof space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.
Loft insulation
Heat loss shows most clearly when it is warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.
Flying and imaging in Whiteleaf
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.
Take an older house close to Church of St Dunstan: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Signs you need a thermal roof survey in Whiteleaf
People frequently book a thermal survey when a damp patch has no obvious cause. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.
Common reasons to book include:
- Damp around chimneys and parapets
- Damp patches with no obvious cause
- Gaps in loft insulation
- Damp around roof outlets and upstands
Take a building like Monks Risborough CofE Primary School: a drone or thermal camera can show a large roof in a single visit.
Before you book any roof surveyor

- Whether any drone flown is registered with the CAA
