Gutter survey in Askett: what you get

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off, but they rarely get better. Common reasons to book are soffits marked by water and cracked or loose downpipes, across outlets and hoppers, downpipes and valley gutters.

Somewhere as small as Askett, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put in order of urgency where relevant.

Landlord and commercial surveys in Askett

Freeholders and residents’ companies use a roof report to plan and budget.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Do you need a gutter survey in Askett?

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before more damage is done.

Things that often lead to a survey include:

  • Water backing up from a hidden gutter
  • Downpipes that are split or coming away
  • Gutters full of debris and silt
  • Dripping or leaking gutter joints

For site and facilities teams at buildings such as Monks Risborough CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before you book

  • Will the report include photos?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How long the report takes to arrive
  • Whether they hold professional indemnity and public liability insurance

Askett questions

Will you come out to Askett?

Yes, Askett is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

I let a flat near Monks Risborough station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Do you survey underground drains?

No. We look at above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

What’s in the survey report?

You get our findings in writing, part by part, with photos. Points are put in order of urgency where relevant.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours for most houses, or half a day or so for a commercial building. Rural addresses near Askett can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Make sure the loft hatch can be reached
  • If you are buying, check with the agent that we can get in
  • Keep pets in another room

Advice

What a gutter survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • What’s behind fascias and inside walls
  • What’s hidden inside a downpipe

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. What a survey covers and does not.

What we check

  • Valley gutters
  • Downpipes
  • Parapet and box gutters
  • Eaves gutters
  • Outlets and hoppers
  • Fascias and soffits

Different roofs, different checks

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We check them where they can safely be seen.

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.

Local roofs in Askett

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

The streets around a church such as Church of St Dunstan are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Monks Risborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Check from the ground or a window, not a ladder
  • Look for downpipes coming loose
  • Look for new stains on ceilings below valleys after rain
  • Book gutter clearing once a year, more often near trees

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photos help when you explain the work to others.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
