Gutter surveys for Great Kimble homes and businesses

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Get the gutters cleaned out every year
  • Check from the ground or a window, not a ladder
  • Note any damp stains below the gutters
  • Look out for overflows when it pours

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email as soon as it’s ready.

Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Gutter survey in Great Kimble: what you get

We survey gutters and rainwater systems in Great Kimble and right across London and South East England. On the day, we inspect what can safely be seen from the ground, windows, the loft space and the roof where it is safe. A visit usually takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. The written report follows, with photographs and recommendations. We survey eaves gutters, parapet and box gutters and valley gutters, and common reasons people get in touch are overflowing valley or parapet gutters and leaking or loose downpipes.

In a small place like Great Kimble, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for most houses, and about three to four hours for a commercial roof. For a village or hamlet like Great Kimble, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before we arrive

Advice

Questions from Great Kimble

Do you survey roofs for landlords with property near Little Kimble station?

Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or drop us an email with the address and a few details.

How do I find out if my home in Great Kimble is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.

Is there a good time of year to book a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Great Kimble homes and their roofs

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Anyone responsible for a site like Great Kimble Church of England School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Little Kimble station, a roof report helps you deal with small faults before they turn into a call from a tenant. If your house is among the older ones in the streets near Church of St Nicholas, old fixings, lead flashings and tall chimneys are typical of older roofs.

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Roof by roof

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.

Landlord and commercial surveys in Great Kimble

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Damage hidden inside walls or behind boards
  • The inside of buried drains
  • The inside of a downpipe along its whole length

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before booking. What a survey covers and does not.
