Your questions about gutter surveys in Whiteleaf

Can a landlord with a rental near Monks Risborough station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is my home in Whiteleaf listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you walk on the roof?

Only if it’s safe. We check everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

What happens after the survey?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How long will you be on site?

It normally takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. We will give you an idea when you book.

How do I arrange a gutter survey in Whiteleaf?

Simply call 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Gutter survey in Whiteleaf: what you get

Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We survey eaves gutters, fascias and soffits and downpipes, and people most frequently book us about overflowing eaves gutters and valley or box gutters that overflow inside.

Somewhere as small as Whiteleaf, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Whiteleaf, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Whiteleaf homes and their roofs

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Monks Risborough station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like Church of St Dunstan, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Monks Risborough CofE Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Landlord and commercial surveys in Whiteleaf

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Why get it checked now?

A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Around Whiteleaf, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

How we price gutter surveys

Prices vary from roof to roof, and it comes down to:

  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own
  • The roof’s overall size
  • How tall the building is and how easy the roof is to see

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

What we need to know

There is no need for technical words. Just tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Your timetable, like an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside

Photos help, if you have them. Pictures from ground level or a window are fine. To get started, ring 07833 053749 or drop us an email.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We check the joints, brackets and falls.
