Gutter surveys in Alscot

What we do, step by step

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Notes and photos go into the written report. The visit typically takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Alscot can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

How a gutter survey works in Alscot

We survey gutters and rainwater systems in Alscot and right across London and South East England. We inspect everything we can see safely from the ground, windows, the roof space and the roof where it’s safe. Time on site normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. If you’ve noticed water backing up from a hidden gutter and brackets that have dropped or snapped, we can find out what’s behind it.

Somewhere as small as Alscot, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Alscot questions

I let a flat near Monks Risborough station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need.

Does a conservation area affect roof work in Alscot?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can a gutter survey explain damp on my walls?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

How fast do I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Get the gutters cleaned out every year
  • Don’t climb a ladder to look in the gutters
  • Check that downpipes are firmly fixed to the wall
  • Watch ceilings under valley gutters for fresh marks

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it’s ready.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so check they’re included in any clearing work.

Checking the roof from the ground

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What we look for on each type of roof

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.

Roofs, chimneys and gutters in Alscot

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If your home is one of the older ones in the streets near St Teresa's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Princes Risborough Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Parts of gutters that can’t be seen safely
  • The inside of buried drains

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Valley gutters
  • Downpipes
  • Fascias and soffits
  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters

When to book a survey in Alscot

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

Here are some of the things we see often:

  • Choked outlets or hopper heads
  • Water backing up from a hidden gutter
  • Gutters full of debris and silt
  • Soffits marked by water

If you let a flat or house near Monks Risborough station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
