How a gutter survey works in Horsenden

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. If you are worried about choked outlets or hopper heads and brackets that have dropped or snapped, we can find out what’s behind it.

Some older homes in villages like Horsenden are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

What we can’t see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Rot or damp concealed behind fascias or inside walls
  • The inside of a downpipe along its whole length
  • Pipes below ground level

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

What we check

  • Eaves gutters
  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits
  • Valley gutters
  • Parapet and box gutters

What a survey costs

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • The use of thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details
  • The type of building, from a house to a block or an office

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Booking your survey

We will normally ask about:

  • Anything about access we should know
  • The property’s address and postcode
  • Dates you’re working to, such as exchange
  • The kind of building and roof involved

A quick phone call is typically the easiest start: call 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.

Horsenden: your questions answered

Does a conservation area affect roof work in Horsenden?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Horsenden?

Yes. Horsenden is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, call 07833 053749 or send us an email.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

Will the survey check for asbestos?

No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

The survey, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Horsenden often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Getting ready for the survey

  • Keep pets inside or away from the areas we’re looking at
  • Make sure we can get to the back of the property
  • For a flat or shared roof, check access with the freeholder or managing agent

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Ask for valleys and parapet gutters to be cleared too
  • Look out for overflows when it pours
  • Look for new stains on ceilings below valleys after rain
  • Have overhanging branches cut back

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so check they’re included in any clearing work.

Why it is worth a survey now in Horsenden

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. In a small place like Horsenden, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Gutter surveys around Horsenden

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own a rental within reach of Princes Risborough station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to Church of St Michael and All Angels: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Princes Risborough School, a written record of a large roof helps plan work for the holidays rather than in term time.
