What we look for on each type of roof

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. We check what’s visible and note what is not.

How a gutter survey works in Bledlow

Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey outlets and hoppers, valley gutters and eaves gutters, and people most frequently book us about dripping or leaking gutter joints and gutters overflowing in heavy rain.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step

We do not take risks to get a closer look. We inspect whatever is safely visible, and anything we cannot see is noted in the report. The survey normally takes about 1–2 hours at a typical home, and more on a big or complicated roof. Around Bledlow, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Agree roof access with the managing agent if it is shared
  • Make a note of anything you’d like us to look at
  • Clear the way to the loft hatch

Gutter surveys around Bledlow

Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

If you look after a building such as Princes Risborough School, large buildings have long gutter runs and big roofs that need checking like any other. If your house is among the older ones in the streets near Church of the Holy Trinity, old fixings, lead flashings and tall chimneys are typical of older roofs.

What we cannot see

  • Parts of gutters that can’t be seen safely
  • What’s hidden inside a downpipe

FAQs for Bledlow

Can a landlord with a rental near Princes Risborough station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

Is my home in Bledlow listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

How much time does the visit need?

A visit typically takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. You’ll know roughly how long when we arrange the visit.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you take photos of the roof?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What we are asked to look at in Bledlow

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.

Typical things we’re asked to look at include:

  • Water backing up from a hidden gutter
  • Rotten fascias or stained soffits
  • Leaves and moss blocking gutters
  • Dripping or leaking gutter joints

For landlords with property near Princes Risborough station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before you book any roof surveyor

  • Will the report include photos?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether VAT is in the quoted price
  • Which parts of the roof they’ll actually see

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Have overhanging branches cut back
  • Watch ceilings under valley gutters for fresh marks
  • Look for green streaks or damp patches on walls
  • Watch the gutters during heavy rain

Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

Why get it checked now?

Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without one, it’s guesswork from ground level. In a place like Bledlow, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

All our prices include VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.
