Roof survey in Bledlow
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey clay and concrete tiles, chimney stacks and natural slate, and people most frequently book us about ridge tiles that have lifted or moved and gaps in the roof where coverings have gone.
In a small place like Bledlow, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Honest limits
It is a careful look at the roof, not the whole story. Its limits include:
- Structural calculations (that is a structural engineer’s job)
- Faults hidden behind ceilings or boarding
- The condition of the rest of the building (that’s a RICS home survey)
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. It normally takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere like Bledlow needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Make sure pets are kept safely away
- Agree roof access with the managing agent if it’s shared
How to book
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or drop us an email with the details.
Advice
Before and after the survey
Most of what helps is simple and safe from ground level. A few suggestions:
- Move stored items away from the loft hatch
- Keep a record of damp patches and dates
- Check the roof from the ground after storms
- Leave roof access to professionals
File the report with your other home documents. It is a useful baseline for future surveys, and it can help when you sell.
Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
Common questions in Bledlow
Can a landlord with a rental near Princes Risborough station book a roof survey?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need.
Will you come out to Bledlow?
Yes, Bledlow is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
What if it rains on the day?
It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.
What we are asked to look at in Bledlow
Some damage starts inside the loft space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak.
People normally book a survey when they’ve noticed one of these:
- Standing water on a flat roof
- Condensation or damp timbers in the loft
- Blocked, sagging or leaking gutters
- Worn lead at chimneys and abutments
If you own a rental within reach of Princes Risborough station, a dated record of the roof is useful when planning maintenance across a let.
Before you book anyone

- How much experience they have with roofs like yours
- What they won’t be able to tell you
- Whether the loft is part of the inspection
What happens if roof problems are left?
Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. We tell you what’s really needed. Outbuildings and barns around Bledlow are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Local roofs in Bledlow
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.
If you look after a building such as Princes Risborough School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
