Pre-purchase roof survey in Bledlow
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it’s safe to get in. You get a photo-illustrated written report. Common reasons to book are sagging ridge lines or uneven roof slopes and blocked or leaking gutters, on natural slate, lead flashings and valleys and chimney stacks.
Somewhere as small as Bledlow, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

What we cannot see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s under the slates, tiles or felt
- Whether timbers meet design loads
- Anything beyond the roof, which a full home survey covers
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and does not.
What this survey covers
- Gutters and downpipes
- Flat-roofed extensions and dormers
- The roof space
- Natural slate
- Clay and concrete tiles
- Chimney stacks
- Lead flashings and valleys
What affects the price in Bledlow
The price reflects the time and kit the roof needs. The main factors are:
- Extensions, dormers and garages with roofs of their own
- The shape of the roof and its details
- The size of the roof
- Height and safe access
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Booking your survey
Before you get in touch, it helps to have:
- Your timetable, such as an exchange date
- Where the property is, with the postcode
- Any marks or damp showing indoors
- What’s prompted the survey
Not sure which survey you need? The easiest way is to ring 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.
Different roofs, different checks
Chimney stacks
Chimney stacks take the brunt of the weather. The pots, flaunching, pointing and flashings are all checked.
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it is in.
Common questions in Bledlow
Will you come out to Bledlow?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you carry out roof surveys in Bledlow?
Yes. We survey roofs across London and South East England, and Bledlow is part of that. Just phone 07833 053749 or drop us an email and let us know about the property.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
How long will you be at the property?
On site, it normally takes about 1–2 hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
How do I arrange a pre-purchase roof survey in Bledlow?
The quickest way is to ring 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will recommend the right survey. We survey on weekdays, Saturdays and Sundays.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
Can you survey at the weekend?
We carry out surveys on any day of the week. To find a day that suits you, call 07833 053749 or email us.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
How the survey works
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Somewhere like Bledlow needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Show us where any leaks or stains appear
- For flats, make sure roof access has been agreed
- Check we can get to the back of the property

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or drop us an email with the details.
Advice
What a pre-purchase roof survey looks like in Bledlow
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
Landlords with a home close to Princes Risborough station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark like Church of the Holy Trinity, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Tips that help
Here are a few things we’d tell any owner, before and after a survey:
- Check the lease for roof repair responsibilities
- Ask for loft access on the day
- Ask whether there are papers for past roof work
- Share the report with your solicitor
With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
