About our landlord roof survey in Bledlow

A landlord roof survey shows you the state of a roof in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photographs and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you’ve noticed choked outlets and gutters and ponding or splits on flat roofs, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Bledlow, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirming asbestos in older roof materials
  • Structural calculations or an engineer’s report
  • Areas behind locked flats or blocked hatches

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Gutters and downpipes
  • Flat roofs on blocks
  • Converted houses
  • Rented houses
  • Shared roofs
  • Blocks of flats

What happens on the day

The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. Cottages and farmhouses around Bledlow frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the roof space is arranged with you beforehand.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch

Common roof problems in Bledlow

Agents and freeholders have budgets to set. Without a recent survey, it is hard to know what the roof needs and how soon.

These are some of the problems a survey can pick up:

  • Ceiling stains reported by tenants
  • Damaged party-wall upstands or parapets
  • Chimney stacks in poor repair
  • Mortar falling from ridges and verges

The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • Their report turnaround times
  • Their insurance cover
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What the report includes, and whether it has photos

What’s in a roof survey

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

For landlords and managing agents

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

Any of our surveys can be booked by landlords, agents and building managers in Bledlow. For a price for a let property or a block, call 07833 053749 or use the contact form.

How we price landlord roof surveys

We confirm the exact price before booking. This is what makes a difference:

  • The roof’s overall size
  • Commercial roofs and larger buildings
  • Extra roofs, like extensions, dormers or garages
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT, and the written report is part of the package. Landlord roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

You don’t need to know any roofing terms. Just tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • What’s prompted the survey
  • Any photos you have, taken from the ground or a window
  • Any deadline, such as an exchange date

A quick phone call is typically the easiest start: ring 07833 053749 or use the contact form, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

Questions from Bledlow

Is my home in Bledlow listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Princes Risborough station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details.

How long does the survey take?

It normally takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. We will confirm the timing when booking.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Is the report suitable for a maintenance plan?

Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Landlord roof surveys in Bledlow: local notes

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Princes Risborough station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Princes Risborough School: a written record of a large roof helps plan work for the holidays rather than in term time.
