Landlord roof surveys for homes and businesses in Henton

Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early, and plan work rather than react to it. The findings come in a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. We survey shared roofs, gutters and downpipes and rented houses, and common reasons people get in touch are loose ridge or hip tiles and chimney stacks in poor repair.

Older buildings in small places like Henton may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later.

Why act early in Henton

Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work so you know what you are asking contractors to price. In a small place like Henton, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

FAQs for Henton

Do you cover smaller places like Henton?

Yes, Henton is on our map. A small place gets exactly the same survey as a big one.

How do I find out if my home in Henton is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Is the report suitable for a maintenance plan?

Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. Repair costs aren’t included but it gives contractors a clear brief.

What access do you need for a block roof survey?

Sometimes, yes. If the roof space or a flat roof is reached through a flat, we need access to it so please give residents notice.

Is this survey just for landlords?

Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Owners in a shared building book it too.

Is a landlord roof survey the same as a full building survey?

No, it’s a roof survey. It is not a RICS Level 2 or 3 survey and does not replace a structural engineer’s report.

Signs you need a landlord roof survey in Henton

Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

Typical things we’re asked to look at include:

  • Damaged pots and flaunching
  • Failed flashings at walls and chimneys
  • Loose ridge or hip tiles
  • Gutters overflowing onto walls

For an older house near a landmark like Church of the Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How long the report takes to arrive
  • Their drone registration, if they fly one

What’s in a roof survey

What affects the price in Henton

Several things affect the price of a survey:

  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Getting in touch

You don’t need to know any roofing terms. It’s enough to let us know:

  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors
  • How the loft is reached, if there is one
  • The reason for the survey, such as buying, a leak or storm damage

Not sure which survey you need? It’s easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.

The survey, step by step

The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes between one and two hours for a house, and longer for a block or a building with several roofs. Older rural homes like those around Henton can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the roof space is arranged with you beforehand.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Preparing for the visit

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Leave a clear route to the loft
  • Make a note of anything you’d like us to look at

How to book

If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

Advice

Useful tips for Henton property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Ask your managing agent about lease terms
  • Survey the roof on a regular cycle
  • Hold on to old reports to compare later
  • Arrange flat access in advance

The report can feed straight into a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Keep the roof space accessible so the roof can be checked from inside. Stored items over the hatch make checks harder.

What we look for on each type of roof

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings where it’s safe to see them.

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch, so it needs arranging.

Local roofs in Henton

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
