- Damp around roof outlets and upstands
Thermal roof survey in Henton: what you get
Thermal imaging is useful when a damp patch has no clear cause. Leaks frequently run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. If you’re worried about water getting in at parapets and stacks and patches of heat loss across the roof, a survey will tell you what’s going on, on flat roofs, pitched roof slopes and ceilings below the roof alike.
In a small place like Henton, open ground can mean strong wind. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

How the survey works
Every roof is different, but as a rough guide the survey takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. You are welcome to ask questions while we’re there. Somewhere like Henton needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We look at the roof from ground level, from windows and from the roof itself where it is safe.
- We take thermal images of the roof to pick up temperature patterns.
- We check the patterns that stand out with moisture readings where there’s safe access.
- You get a report with thermal images, photographs and our recommendations.

Advice
What this survey can’t tell you
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- Confirming water without moisture readings
- Insulation values or heat loss calculations
- A structural engineer’s assessment

Questions from Henton
Will you come out to Henton?
Yes. Henton is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.
How do I find out if my home in Henton is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you climb onto every roof?
Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.
Do you carry out surveys on Saturdays and Sundays?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
What affects the cost of thermal roof surveys
A few things affect what a survey costs:
- How big the roof is
- Basic, Standard or Premium
- Commercial roofs and larger buildings
- Height and safe access
Every price we give includes VAT, and the report is not charged as an extra. Prices start from £400, including VAT. Size, height and access decide where your roof falls.
What to tell us when you get in touch
Some details help us point you to the right survey and price. When you contact us, tell us:
- Your timetable, like an exchange date
- Anything about access we should know
- Where the property is, with the postcode
- Any photos you have, taken from the ground or a window
We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, call 07833 053749 or send us an email with the address and the days you’d prefer.
Why get it checked now?
Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. Outbuildings and barns around Henton are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
To find out what your survey will cost, ring 07833 053749 or email us and tell us about the roof. We will confirm the figure before booking.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Different roofs, different checks
Single-ply and EPDM roofs
On larger commercial single-ply roofs, thermal imaging can help target moisture readings. That makes the survey more focused.
Felt and asphalt flat roofs
Water under felt or asphalt can stay hidden for years. The camera can give clues to where it is sitting, given suitable conditions on the day.

Thermal roof surveys in Henton: local notes
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. Historic houses such as Adwell House, about 4.6 miles south-west, show how far back building in the area around Henton goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to Church of the Holy Trinity: thin or patchy insulation under an old roof often shows up clearly on a thermal image.
