Useful tips for Holly Green property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Check your lease or ask a solicitor about who pays
  • Tell tenants when we are coming
  • Keep past survey reports with the building’s records
  • Book gutter clearing at least once a year

You receive a written report with photos and recommendations ranked by urgency where relevant. We send it by email ready to pass on to whoever needs it.

Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need as you book. Any part we couldn’t reach is noted in the report. If you’ve noticed missing or loose roof coverings and cracked or leaning shared chimneys, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Holly Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What happens on the day

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours for a house, and longer for a block or a building with several roofs. Older rural homes like those around Holly Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Before we arrive

  • If you’re buying, check with the agent that we can get in
  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it’s shared

Common roof problems in Holly Green

A roof nobody lives directly under can be easy to overlook. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.

Problems we come across often include:

  • Missing or loose roof coverings
  • Cracked or leaning shared chimneys
  • Splits and blisters in flat roof coverings
  • Choked outlets and gutters

The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • Whether the loft is part of the inspection
  • Whether they hold professional indemnity and public liability insurance
  • Whether the price includes VAT

What a roof survey includes

What happens if roof problems are left?

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Holly Green questions

Is Holly Green within the area you cover?

Yes, Holly Green is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Is my home in Holly Green listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

What does a block roof survey cost?

Prices start from £150, including VAT. The building’s size, roofs and access all affect the price. For a price, phone 07833 053749 or email us.

Do you look in the roof space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What access do you need for a block roof survey?

We may do. If the roof space or a flat roof is reached through a flat, we need access to it, so residents need notice.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

What a landlord roof survey looks like in Holly Green

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

For site and facilities teams at buildings like Princes Risborough School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Princes Risborough station, a dated record of the roof is useful when planning maintenance across a let.

  • Walls, floors and services beyond the roof
