How the survey changes by roof type

Rendered stacks

What’s behind the render can’t be seen without removing some, so the report says what can and can’t be judged.

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. We check for lifting, splits and gaps in the joints.

Chimney survey in Holly Green

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’ve noticed damp patches on chimney breasts and spalled or crumbling bricks, we can find out what’s behind it, whatever the roof.

Somewhere as small as Holly Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

The visit has one job: to see as much of the chimney stack as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours for most houses, and more on a big or complicated roof. Somewhere like Holly Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • Keep pets in another room
  • If you’re buying, check with the agent that we can get in
  • Move anything stored under the loft hatch

Advice

Holly Green questions

Can a landlord with a rental near Princes Risborough station book a roof survey?

Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and let us know about the building.

Will you come out to Holly Green?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

Do you look in the loft space?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. If it’s capped without ventilation, damp can build up inside. Our survey records its condition and how it is capped, so you can plan what to do with it.

How long will you be at the property?

It typically takes between one and two hours at a house, as part of a look at the roof around the stack. We’ll confirm the timing as you book.

Useful tips for Holly Green property owners

Over many surveys, some simple habits stand out as worth the effort:

  • Look at the chimneys with binoculars after a storm
  • Check that disused chimneys can still breathe
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Book a sweep for flues that are in use

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own a rental within reach of Princes Risborough station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to Church of the Holy Trinity: its chimney, valleys and lead work are likely to be the parts that need attention first.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Signs you need a chimney survey in Holly Green

Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. Damp patches can appear on chimney breasts even when nothing is leaking.

It’s worth booking a survey if you’ve seen:

  • A chimney out of line
  • Flashings pulling away from the stack
  • Eroded joints in the brickwork
  • Spalled or crumbling bricks

Take a building like Princes Risborough School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What’s in a roof survey

What affects the price in Holly Green

Our packages start from £150, with VAT included. The price for your roof depends on:

  • The size of the roof
  • The number of roofs, including extensions and garages
  • Chimneys, valleys, parapets and other details
  • House, block, shop or office

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • What kind of property and roof it is

To arrange a survey, ring 07833 053749 or email us and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.
