- Whether it’s a home or a commercial building
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

Here’s what helps us most when you get in touch:
- Any stains, drips or damp patches you’ve seen indoors
- How the loft is reached, if there is one
- Any deadline, such as an exchange date

Chimney surveys for homes and businesses in Bledlow
A damp patch on a chimney breast does not always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you’re worried about damp patches on chimney breasts and spalled or crumbling bricks, a survey will tell you what’s going on, on lead flashings, shared and party-wall stacks and brick chimney stacks alike.
Older buildings in small places like Bledlow may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Remove aerials or dishes from the stack if they’re no longer needed
- Keep the report to compare against at the next survey
- Have the flue swept and checked if you use the fire
- Check with the council before altering a stack in a conservation area or on a listed building
After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.
What happens if roof problems are left?
Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a suitable contractor. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

What we’re asked to look at in Bledlow
Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.
Things that often lead to a survey include:
- Flashings pulling away from the stack
- Redundant stacks capped without ventilation
- Bricks with flaking faces
- Pots or cowls that look unsafe
For site and facilities teams at buildings like Princes Risborough School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

FAQs for Bledlow
Is Bledlow within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
How do I find out if my home in Bledlow is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Will I get photos?
Yes. We photograph the roof as we go, and they go into the written report.
Our stack is shared. Can you still survey it?
Yes. We inspect what can safely be seen and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.
What does a chimney survey cover?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. Cottages and farmhouses around Bledlow often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
Getting ready for the survey
- Let us know about parking before the day
- If you are buying, let the agent know when we’re coming
- Note where any stains or damp appear
Booking a survey
If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you are ready.
Advice
Local roofs in Bledlow
If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you let a flat or house near Princes Risborough station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to Church of the Holy Trinity: its roof may have old fixings, lead flashings and chimneys that need a closer look.
