Independent landlord roof surveys in Horsenden

Landlord roof survey in Horsenden: what you get

The lease usually decides who is responsible for the roof and who pays. We cannot advise on what your lease says but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photographs and recommendations. We survey shared roofs, gutters and downpipes and flat roofs on blocks, and people most frequently book us about flashings that have come away and leaking joints at party walls.

In a small place like Horsenden, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Honest limits

To be straight with you, a roof survey has limits:

  • Responsibility under a lease
  • Walls, floors and services beyond the roof
  • The structure in the way a structural engineer would assess it

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roofs on blocks
  • Blocks of flats
  • Rented houses
  • Converted houses
  • Shared roofs
  • Gutters and downpipes

How it works

The visit has one job: to see as much of the let or shared roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit normally takes about one to two hours for a house, and longer for a block or a building with several roofs. Around Horsenden, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Landlord roof surveys around Horsenden

Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you live in an older home near Church of St Michael and All Angels, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Princes Risborough School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Princes Risborough station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Don’t wait for a leak to survey the roof
  • Check your lease or ask a solicitor about who pays
  • Put urgent roof work at the top of the list
  • Keep the loft hatch clear and reachable

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.

Act on urgent items in the report first, and plan the rest. Small roof defects tend to grow.

Surveys for landlords and agents in Horsenden

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Horsenden questions

Will you come out to Horsenden?

Yes. Horsenden is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you survey roofs for landlords with property near Princes Risborough station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

What’s the best way to book?

It’s easiest to call 07833 053749 or use the contact form. Give us the address and some details about the roof. Surveys run on any day of the week.

Can we use the survey to plan a roof budget?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed to keep your plan up to date.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

What happens if roof problems are left?

An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. Older cottages and farmhouses around Horsenden can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Landlord roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
