Flat roof surveys for homes and businesses in Horsenden
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you phone 07833 053749 or use the contact form with the address and a rough idea of the roof area. Common reasons to book are pools of water lying on the roof and gaps at upstands and abutments, across single-ply membranes, EPDM rubber and mastic asphalt.
Some older homes in villages like Horsenden are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Horsenden: your questions answered
Is my home in Horsenden listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Horsenden?
We do. Villages and rural addresses get the same survey as a town house.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Will you fly a drone over my roof?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
What will the report tell me?
A written report with photographs, explaining the condition of the flat roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
How experienced are you?
More than 5,000 surveys over 20+ years.
What happens after the survey?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Tips that help
From years of surveys, a few habits stand out:
- Ask whoever fits equipment on the roof to make good the covering
- Book a survey every few years
- Check from a window for ponding after heavy rain
- File the paperwork for the roof and any repairs
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
Local flat roofs in Horsenden
Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Take a building like Princes Risborough School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Princes Risborough station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What we are asked to look at in Horsenden
The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.
A survey makes sense if you’ve noticed:
- Dips that suggest the deck is deflecting
- Failed seals around rooflight kerbs
- Blisters and bubbles in the covering
- Failed upstands where the roof meets a wall
For an older house near a landmark such as Church of St Michael and All Angels, flat-roofed rear additions and dormers added over the years are worth checking.
Before booking anyone
- Will they check the loft as well as the outside?
- How soon the report will arrive
- What the report includes, and whether it has photos
- What’s outside the scope of the survey
Why it is worth a survey now in Horsenden
Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. Outbuildings and barns around Horsenden are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Horsenden, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We check the roof from wherever it can be seen safely.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there’s safe access, we check the ceilings and spaces below for signs of water.
- The findings are written up with photos and recommendations and emailed to you.
Preparing for the visit
- Have any paperwork from past roof work to hand
- Keep pets inside or away from the areas we’re looking at
- If the roof is shared, arrange access with whoever manages the building

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
