Questions from Alscot

Is Alscot within the area you cover?

Yes. Alscot is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you cover Alscot?

Yes. We survey roofs across London and South East England, and Alscot is part of that. You can call 07833 053749 or email us with the address and a few details.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Does the survey cover asbestos?

Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

How a flat roof survey works in Alscot

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a written report with photos and our recommendations. We survey upstands and outlets, felt flat roofs and EPDM rubber, and the problems we are asked to look at most are blocked or damaged outlets and water getting in at rooflights.

In a small place like Alscot, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

What affects the cost of flat roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • The height of the building and how the roof can be seen safely
  • The package you choose: Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • The size of the roof

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

You don’t need to know any roofing terms. Just tell us:

  • What’s prompted the survey
  • How the loft is reached, if there is one
  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from the ground or a window

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or send us an email with the details.

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Flat roof surveys in Alscot: local notes

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For site and facilities teams at buildings such as Princes Risborough Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Monks Risborough station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. A typical survey takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Alscot, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We look at the roof from wherever it can be seen safely.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Point out any leaks or damp patches

Advice

Why get it checked now?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. For an older or listed building in a place like Alscot, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

To find out what your survey will cost, call 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

Tips that help

Over many surveys, some simple habits stand out:

  • Note any new marks on ceilings beneath the roof
  • Keep clear of rooflights and fragile roof sheets
  • Clear roof outlets and gutters each autumn
  • Ask whoever fits equipment on the roof to make good the covering

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It’s written in plain English, with a photo of each defect, so others can follow it without going up to look.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

Signs you need a flat roof survey in Alscot

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

People typically book a survey when they’ve noticed something like this:

  • Edge trims that have lifted or split
  • Leaks around rooflights
  • Dips that suggest the deck is deflecting
  • Ponding water that does not drain away

Take an older house close to St Teresa's Church: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Before booking anyone

  • Their insurance cover
  • Whether the roof space is looked at, where there is one
  • What experience they bring
  • Will the report include photos?
