When you need someone else

In fairness, there are limits to any roof survey:

  • An exact number of years the roof has left
  • Structural calculations, which need a structural engineer
  • The condition of the deck or insulation hidden under the covering

If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

Flat roof surveys for homes and businesses in Askett

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey felt flat roofs, EPDM rubber and single-ply membranes, and people most often book us about blisters and bubbles in the covering and ponding water that doesn’t drain away.

Older buildings in small places like Askett may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Do you need a flat roof survey in Askett?

A buyer’s general survey often recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

Typical things we are asked to look at include:

  • Raised blisters across the surface
  • Splits, cracks and crazing
  • Outlets choked with leaves and silt
  • Water getting in at rooflights

Take a building like Monks Risborough CofE Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What a good roof survey covers

Why act early in Askett

Flat roofs can’t usually be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Where a roof is exposed, as many are in small places like Askett, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Why us?

  • Over 20 years’ experience
  • Professional indemnity and public liability insurance
  • Drone flown under a CAA Flyer ID and Operator ID
  • An independent look at the roof

How we price flat roof surveys

When we price a survey, we consider:

  • Height and safe access
  • How many separate roofs there are, such as extensions, dormers and garages
  • The size of the roof
  • The type of building, from a house to a block or an office

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Helping us price your survey

There’s no need for technical words. It is enough to tell us:

  • Anything about access we should know
  • Where the property is, with the postcode
  • Where water is showing inside, if it is
  • Your timetable, such as an exchange date

We confirm the price for the job before booking, so you know the cost up front. Our price is from £150, including VAT. To book, ring 07833 053749 or drop us an email.

Common questions in Askett

Is Askett in the area you cover?

Yes, Askett is within the area we cover. We work right across London and South East England. You can call 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Askett?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What’s the best way to book?

It’s easiest to call 07833 053749 or email us. Let us know the address and a little about the roof. Surveys run on weekdays, Saturdays and Sundays.

Does a flat roof survey replace a RICS survey?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks normally begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Do you need to get into the loft?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Flat and commercial roofs around Askett

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you own one of the older houses in the streets near Church of St Dunstan, the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to Monks Risborough station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Askett, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Keep outlets clear of leaves and moss
  • Ask whoever fits equipment on the roof to make good the covering
  • Note where water lies after a downpour
  • Watch the ceilings below the flat roof for stains

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
