Pre-purchase roof surveys in Alscot

Pre-purchase roof survey in Alscot: what you get

If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that is often not the individual flat owner. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we check that too where access allows. We survey chimney stacks, lead flashings and valleys and natural slate, and common reasons people get in touch are gutters that overflow or drip at the joints and signs of past leaks inside the loft.

For a small place like Alscot, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Alscot homes and their roofs

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

For an older house near a landmark such as St Teresa's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Landlords with a home close to Monks Risborough station may find that a written report helps before buying a rental or paying for a new roof on one.

Alscot: your questions answered

Does a conservation area affect roof work in Alscot?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Alscot?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Should I get a roof survey as well as a RICS home survey?

It is your choice, but the two do different jobs. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Do you test for asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, so we’d move the date with you.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

What we can’t see

A survey is a proper look at the roof, but it can’t do everything. Its limits include:

  • Confirmation of asbestos in cement sheets or soffits
  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the house (that is a RICS home survey)

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and does not.

Roofs we survey in Alscot

  • Clay and concrete tiles
  • Natural slate
  • Flat-roofed extensions and dormers
  • Chimney stacks

What affects the cost of pre-purchase roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is
  • Basic, Standard or Premium

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What to let us know when you get in touch

Here’s what helps us most when you contact us:

  • Anything about access we should know
  • What’s prompted the survey
  • Any deadline, such as an exchange date
  • Photos of the roof, taken safely from ground level or a window

Getting a price is simple: just call 07833 053749 or send us an email, let us know about the property and we will explain which survey suits. The price is agreed up front.

The survey, step by step

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It normally takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Alscot can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before we arrive

  • Leave side gates unlocked
  • Let us know about parking before the day
  • Jot down any questions you want answered

Advice

Why get it checked now?

It’s tempting to skip the roof to keep a sale moving. We visit seven days a week, and a Premium report comes the same day, which helps it fit around your exchange date. In a place like Alscot, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.

Surveys for landlords and agents in Alscot

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Useful tips for Alscot property owners

Small things make a difference. Some pointers:

  • Let us know your exchange date when booking
  • Request records of any re-roofing
  • Find out whether the roof has been replaced or patched
  • Ask the agent to check the loft hatch can be opened

We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
