About our gutter survey in Forty Green
We carry out gutter surveys in Forty Green as part of our cover across London and South East England. On the day, we inspect whatever is safely visible from ground level, windows, the roof space and the roof where it’s safe. Time on site usually takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. Afterwards, you get a written report with photos and recommendations. We survey outlets and hoppers, valley gutters and fascias and soffits, and people most frequently book us about valley or box gutters that overflow inside and brackets that have dropped or snapped.
In a small place like Forty Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Gutter surveys in Forty Green: local notes
Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Forty Green has a long history of building, with Adwell House about 4.8 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

What this survey can’t tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Parts of gutters that can’t be seen safely
- Confirming asbestos in older rainwater goods
- Blockages deep inside downpipes
If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before booking. What our survey covers.

Questions from Forty Green
Is Forty Green within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Is my home in Forty Green listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Will you walk on the roof?
Only where it is safe to do so. We check everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
Do you survey at weekends?
Yes, weekend visits are possible as well as weekdays. Just ring 07833 053749 or email us to arrange it.
Why act early in Forty Green
Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers whatever is safely visible and records it with photos. Older and listed buildings around Forty Green may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

How it works
We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Forty Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before we arrive
- Leave side gates unlocked
- Agree roof access with the managing agent if it’s shared
- If you’re buying, check with the agent that we can get in

What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Signs you need a gutter survey in Forty Green
Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.
Here are some of the things we see frequently:
- Gutters packed with leaves or moss
- Sagging gutters and loose brackets
- Rotten fascias or stained soffits
- Dripping or leaking gutter joints
If you let a flat or house near Princes Risborough station, a dated record of the roof is useful when planning maintenance across a let.
