  • Water backing up from a hidden gutter

Signs you need a gutter survey in Pitch Green

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

Most people get in touch after spotting one of these:

  • Valley or box gutters that overflow inside
  • Blocked outlets and hoppers
  • Water spilling over the gutter edge
  • Sagging gutters and loose brackets

If you let a flat or house near Princes Risborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before booking any roof surveyor

  • Whether you can ask questions once you have the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether VAT is added on top

What a good roof survey covers

Gutter surveys for homes and businesses in Pitch Green

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are valley or box gutters that overflow inside and hoppers and outlets full of debris, across fascias and soffits, parapet and box gutters and downpipes.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Check from ground level or a window, not a ladder
  • Watch the gutters during heavy rain
  • Include valley, parapet and box gutters when clearing
  • Keep climbers away from the eaves

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

What a survey costs

A few things affect what a survey costs:

  • If the survey needs thermal imaging or a drone
  • The size of the roof
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets

To find out what your survey will cost, ring 07833 053749 or drop us an email with the address and some details. The price is agreed before a date is set.

Helping us price your survey

Before you get in touch, it is useful to have:

  • What kind of property and roof it is
  • Any photos you have, taken from the ground or a window
  • Where the property is, with the postcode
  • Dates you are working to, such as exchange

Getting a price is simple: just call 07833 053749 or email us, let us know about the property and we will explain which survey suits. The price is agreed up front.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Pitch Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

How to prepare

  • If you are buying, check with the agent that we can get in
  • Have any questions written down, so nothing gets missed
  • Tell us about any leaks, stains or damp patches you know of

Getting a price

Gutter survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or send us an email to find out.

What a gutter survey looks like in Pitch Green

Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Take an older house close to Church of the Holy Trinity: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building like Princes Risborough School, a written record of a large roof helps plan work for the holidays rather than in term time.

Your questions about gutter surveys in Pitch Green

Do you cover smaller places like Pitch Green?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is my home in Pitch Green listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What will the report tell me?

Written findings with photos, explaining the condition of the gutter, any defects and our recommendations, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.

Do you look in the roof space?

Normally, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

When you need someone else

It is a careful look at the gutter, not the whole story. The main limits are:

  • Rot or damp concealed behind fascias or inside walls
  • Confirming asbestos in older rainwater goods
  • Parts of gutters that can’t be seen safely

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.
