Your questions about roof leak investigations in Pitch Green

Will you come out to Pitch Green?

Yes. Pitch Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Pitch Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Why is not the leak directly above the stain?

Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Following that route is what our investigation does.

How long does the visit take?

The visit usually takes an hour or two at most homes; commercial roofs usually need 3–4 hours. We will confirm what to expect when we arrange the visit.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you find a leak when it is not raining?

Often, yes. Leaks leave clues, like staining, damp timber and moisture in materials. Intermittent leaks can be harder, so your photos and notes from wet days are very useful.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

Roof leak investigation in Pitch Green

Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts, one likely route at a time. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it is needed. Common reasons to book are leaks below a flat extension roof and damp on a chimney breast, across chimney stacks, slate and tile slopes and valleys and parapet gutters.

Being in a small place like Pitch Green makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Before and after the survey

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:

  • Put a bucket under the drip and move valuables
  • Mention any plumbing above the damp area
  • Stay off ladders and the roof
  • Move stored items away from the hatch

If condensation is the cause, we explain it, with recommendations on ventilation. It saves chasing a leak that is not there.

After a downpour, look in the loft space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.

Roof leak investigations around Pitch Green

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. The covering and its details give the first clues when tracing where water is coming from.

Take an older house close to Church of the Holy Trinity: the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you own a rental within reach of Princes Risborough station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Take a building like Princes Risborough School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What we look for on each type of roof

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.

Prices for roof leak investigations in Pitch Green

All our prices include VAT. The things that change the price are:

  • Extensions, dormers and garages with roofs of their own
  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office
  • How tall the building is and how easy the roof is to see

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

What to tell us when you contact us

The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • Where the property is, with the postcode
  • What made you get in touch
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them

Getting a price is simple: just ring 07833 053749 or send us an email, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

For landlords and managing agents

Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for most homes, though a hard-to-trace leak can take longer. If you have questions on the day, just ask. Cottages and farmhouses around Pitch Green frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Let us know about any leaks, stains or damp patches you know of
  • For a flat or shared roof, check access with the building owner or managing agent
